Job description

ABOUT ALBINA VISION TRUST

Albina Vision Trust (AVT) is a community-driven 501(c)(3) nonprofit founded in 2017 to buy back land and restore housing, opportunity and generational wealth in Portland, Oregon’s historically Black Lower Albina neighborhood. Across a 94-acre district, Albina Vision Trust is advancing community-led planning, transformative real estate development, and long-term stewardship to repair the harms of displacement and create lasting, generational benefit for Black Portlanders and the broader community.

Our work intentionally connects place, wealth creation, culture, and joy. This commitment shapes not only what AVT develops, but how our buildings, public spaces, and district are operated, cared for, and experienced over time. We’re rebuilding a neighborhood that feels vibrant, welcoming, and distinctly "Albina" to residents, businesses, and visitors alike.

ROLE OVERVIEW

As AVT transitions from a real estate developer to a long-term owner and district steward, we are seeking an Asset Manager to build the systems, standards, and processes to support our growing portfolio. This role begins with a small portfolio of two existing, affordable multifamily assets, currently 160 units, but its scope will grow significantly alongside AVT’s real estate work.

In our next chapter of growth, AVT will develop an adjacent 10-acre site, adding more than 1,000 new multifamily housing units, public spaces, and other community-serving uses over the coming decade. The systems built today will need to scale from individual properties to a larger portfolio and ultimately serve as the foundation for how an entire district operates.

At AVT, asset management is ultimately about people and place. Strong financial and operational performance is essential, but not the only end goal. We want AVT’s properties and the broader district to feel cared for and joyful for the people who live, work, operate businesses, and visit here. The Asset Manager will help establish the service standards, systems, partners, and accountability needed to deliver that experience while protecting the long-term financial health and physical condition of AVT’s assets. This is both an asset management and builder role.

As a place-based organization, AVT operates under an in-office work model. This position is expected to work onsite in our North Portland office at 2156 N Williams Ave, within walking distance of AVT’s current and future portfolio.

CORE RESPONSIBILITIES

The Asset Manager will serve as the owner's representative for AVT's real estate portfolio.Key responsibilities include:

  • Champion the resident experience across AVT’s portfolio. Learn how AVT’s properties are experienced in practice and improve communication, responsiveness, hospitality, building condition, safety, cleanliness, accessibility, and overall sense of care and belonging. Build trusted relationships with site staff, property management, resident services providers, public agencies, lenders/investors, consultants, community partners, commercial tenants, and vendors. Develop clear service standards and feedback loops that translate resident and community input into measurable operational improvements.
  • Provide owner-side oversight and management in close partnership with third-party property management and resident services teams: align on goals, clarify expectations, and ensure follow-through. Conduct regular site visits with an owner's and customer's eye. Monitor leasing, occupancy, resident concerns, maintenance, and staff interactions. Identify patterns and root causes, develop practical solutions, establish clear ownership, and verify that issues are actually resolved.
  • Lead property financial performance and compliance. Set annual operating budgets and rents. Analyze financial statements, operating cash flow, distributions, reserve accounts, and performance metrics. Oversee lender, investor, regulatory, and funder requirements and coordinate audits and tax returns. Prepare reports and recommendations for AVT leadership, the Board, and other stakeholders that support strong property performance, affordability objectives, and long-term asset sustainability.
  • Plan and oversee capital needs and property improvements, including capital planning, warranty coordination, and repairs that protect the physical and financial health of AVT's assets. Bring an owner-operator and customer-experience perspective to future development, acquisition, and district planning, so that new buildings and public-facing spaces are designed for excellent long-term operations and transition successfully into AVT's portfolio.
  • Build and continuously improve AVT's asset management operating platform, including workflows, standard operating procedures, dashboards, recurring reporting, issue tracking, and decision processes. Use technology, automation, and AI thoughtfully to strengthen oversight, reduce administrative burden, and make excellent execution more consistent.
QUALIFICATIONS

Required Experience and Skills

  • 5+ years of progressively responsible experience in asset management, property management, operations, real estate development, facilities management, portfolio management, affordable housing, or related field.
  • Strong systems thinker with the ability to identify operational challenges, patterns, root causes, and implement practical, repeatable, and scalable solutions.
  • Deep service orientation and genuine care for the people who experience AVT's properties. Notices details others may overlook, listens closely to residents, takes problems seriously, and is motivated to create places that feel welcoming, well cared for, responsive, and respectful.
  • Strong analytical, financial, and quantitative skills, including the ability to interpret data, identify trends, and translate findings into recommendations and improvements. Advanced proficiency in Microsoft Office, particularly Excel, including financial analysis, modeling, reporting, and data management.
  • Experience managing relationships and holding third-party partners accountable for performance expectations, commitments, and outcomes.

Preferred Experience and Skills

  • Bachelor’s degree preferred but not required. We place greater emphasis on demonstrated abilities, professional experience, problem-solving skills, and overall fit for the role than on a specific educational path.
