The Multifamily Asset Manager is responsible for maximizing the financial performance and long-term value of a portfolio of multifamily properties. This role serves as the primary link between property-level operations and ownership/investment leadership, driving strategic decision-making around budgeting, capital planning, leasing performance, and disposition strategy to achieve investment objectives and maximize returns for stakeholders.
Key Responsibilities
Financial Performance & Reporting
- Monitor and analyze property-level financial performance against budget, prior year, and underwriting projections (NOI, occupancy, rent growth, delinquency, expense ratios)
- Prepare monthly, quarterly, and annual asset performance reports for ownership/investors
- Lead annual budgeting process in partnership with property management teams
- Identify variances and develop corrective action plans with property managers
Strategic Asset Planning
- Develop and execute business plans for each asset, aligned with investment thesis (value-add, core, opportunistic, etc.)
- Evaluate hold/sell/refinance scenarios and present recommendations to leadership
- Conduct market and competitive analysis to inform pricing, positioning, and renovation strategy
- Support acquisition due diligence and underwriting for new investments
Capital Projects & Value-Add Execution
- Oversee capital improvement plans, including unit renovations, amenity upgrades, and major repairs
- Manage capital budgets, track ROI on capital spend, and ensure projects are completed on time and on budget
- Coordinate with construction/renovation teams and third-party contractors
Property Management Oversight
- Partner with (or oversee) third-party or in-house property management teams to ensure operational excellence
- Review leasing performance, marketing strategy, resident retention, and revenue management practices
- Conduct regular site visits and property inspections
- Ensure compliance with fair housing, local, state, and federal regulations
Investor & Lender Relations
- Support investor reporting, capital call/distribution processes, and quarterly/annual investor updates
- Manage relationships with lenders, including loan compliance, covenant tracking, and refinancing effortsCoordinate with legal, accounting, and tax teams as needed
Acquisitions & Dispositions
- Support sourcing, underwriting, and due diligence for new acquisition opportunities
- Lead disposition planning and execution, including market positioning, broker selection, and sale process management
- Coordinate transaction due diligence with legal, finance, and third-party consultants for both acquisitions and dispositions
- Partner with leadership on transaction structuring, valuation, and closing activities
Qualifications
Required
- Bachelor's degree in Real Estate, Finance, Business, or related field
- 3+ years of experience in multifamily asset management, property management, or real estate investment/finance
- Strong financial modeling and analytical skills (Excel proficiency required; ARGUS a plus)
- Working knowledge of multifamily operations, leasing, and property management systems (Yardi, RealPage, Entrata, or similar)
- Excellent written and verbal communication skills, with experience presenting to ownership/investment committees
- Ability to travel to portfolio properties as needed
Preferred
- Experience with value-add multifamily repositioning/renovation programs
- Familiarity with debt structures, loan compliance, and refinancing processes
- CCIM, CPM, or similar industry designation
