Job summary

Welltower, Inc. invites you to join its Asset Management internship, a paid, full-time summer program for students in real estate, finance, accounting, economics, or related fields.

You will support portfolio and operator analyses, build financial models, and assist with market research while working closely with senior leadership. The role offers exposure across the asset lifecycle, from underwriting to stabilization and disposition, culminating in a capstone project presented to leadership.

Qualifications

• Currently enrolled in an accredited undergraduate or graduate degree program.
• Expected graduation date within twelve months of internship end date.
• Rising seniors preferred.

Responsibilities

• Assist in building and maintaining property-and-portfolio-level financial models, including operating projections, sensitivities, debt schedules, joint venture waterfalls and return analyses.
• Support the monthly and quarterly review of operator and tenant financial performance, including occupancy, rate, labor and other expense trends, and help identify variances to budget and to original underwriting.
• Conduct market and competitive research on submarkets, supply pipelines, demographics and comparable transactions to support asset business plans.
• Help prepare asset business plans, hold/sell analyses and portfolio review materials for senior management.
• Assist with abstracting and summarizing leases, management agreements, and loan documents.
• Support tracking of capital activity, including capital expenditure budgets, funding requests and draw reviews.
• Compile data and prepare exhibits, charts and presentation materials for internal and investor reporting.
• Participate in property tours, operator calls and internal investment discussions to build an understanding of the seniors housing sector.
• Assist in maintaining asset management databases and reporting tools, and identify opportunities to make recurring processes more efficient.
• Complete a summer capstone project and present findings and recommendations to Asset Management leadership.
• Perform ad-hoc analysis and other duties as required.
