Job summary

Welltower's Summer Analyst (Undergrad) – Asset Management is a paid, full-time internship designed for students pursuing real estate, finance, accounting, economics, or related fields. You will support portfolio analysis, financial modeling, market research, and reporting across seniors housing properties, gaining exposure from underwriting through capstone presentation.

Qualifications

• Enrolled in an accredited undergraduate or graduate program in real estate, finance, accounting, economics, or a related field.
• Rising seniors preferred.
• Interest in asset management and real estate investment analysis.

Responsibilities

• Build and maintain property- and portfolio-level financial models, including operating projections and debt schedules.
• Review operator and tenant performance, analyze variances to budget and underwriting.
• Conduct market research on submarkets, demographics and comparable transactions.
• Prepare asset business plans, hold/sell analyses and portfolio review materials for senior management.
• Summarize leases, management agreements, and loan documents for reporting.
• Track capital activity, including capex budgets and draw reviews.
• Prepare exhibits and presentation materials for internal and investor reporting.
• Attend property tours and investment discussions to deepen sector understanding.
• Identify opportunities to improve recurring asset-management processes.
