Job summary

Alder Point Capital Management in Lafayette, CO is seeking an Asset Management Associate to coordinate day-to-day operations across the portfolio of farmland and timberland properties. You will work with investment, operations teams, local managers, and stakeholders to keep on-plan, on-budget operations and build the foundation for financial planning and compliance.

This in-person role requires travel approximately once per month and offers a salary of $90,000-$110,000 with discretionary bonus

Qualifications

Position Overview

The Asset Management Associate coordinates the day-to-day operations for each property-owning LLC in the Alder Point portfolio, working to align each asset’s performance with both financial returns and impact objectives. This role will work closely with Alder Point's investment and operations teams, as well as local property managers, community stakeholders, and finance and operations service providers, to maintain on-plan and on-budget operations for each property. In addition, the Asset Management Associate will help build the foundational financial planning, treasury, vendor management, and compliance infrastructure needed to support a growing portfolio of properties over time. This role reports to the founding Managing Directors and will require domestic travel to portfolio farmland and timberland properties approximately once per month. Key responsibilities include:

Property Management
  • Engage weekly as the lead operations contact with local property managers and operating partners (e.g., forestry/farm management firms) for each investment property.
  • Onboard new property-owning LLCs into Alder Point’s financial and operating systems as acquisitions close, including management of post-closing property checklists (e.g., lock changes and signage, insurance updates, tax assessment review, road/utility association enrollment inspections, remediation items, permitting, etc.).
  • Work closely with the investment team to develop and update annual asset management plans that support target returns and impact objectives.
  • Build and maintain an asset management calendar of recurring obligations (e.g., bill pay cycles, property tax payments, financial statement deadlines, investor reporting, entity renewals, etc.) across all properties, ensuring timely execution of critical obligations across the portfolio.
  • Maintain a monthly property operations report template for use by property managers, and review submissions for completeness, accuracy, and to inform strategic decision making.
  • Onboard new vendors, including coordinating contracting, integration into A/P system, and CRM setup.
  • Engage with local stakeholders (e.g., land trusts, public agencies, regulators, farmworker housing NGOs, neighbors) to inform and execute upon environmental and social impact objectives.
  • Support cross-functional special projects (e.g., overseeing development of an on-farm solar project, supporting a conservation easement transaction, supporting carbon project development).
  • Interface with external counsel on contract review and other legal matters in property operations.
Financial Planning, Analysis & Reporting
  • Support the continuous improvement of financial planning and reporting infrastructure (templates, calendars, trackers, SOPs) needed to manage a growing portfolio of investment properties.
  • Draft and update annual operating budgets for each property alongside the investment team, property managers, and other third-party stakeholders.
  • Track the financial performance of investment properties, including budget variance analysis and developing performance insights.
  • Partner with the investment team on financial analysis to support operating decisions and capital expenditure/disposition decisions.
  • Support quarterly investor reporting and financial reporting.
  • Support the recurring valuation process, including coordinating property appraisals.
  • Support impact measurement and reporting across the portfolio.
Accounting, Treasury & Tax
  • Oversee the third-party accounting firms that support property-level LLCs, including guiding general ledger account coding and reviewing monthly financial statements.
  • Maintain bank accounts and treasury processes, including cash planning.
  • Manage capital contribution and distribution calculations.
  • For new acquisitions, work with third-party accounting firms to complete purchase price allocation and depreciation scheduling.
  • Coordinate property tax payments and assessment reviews/appeals.
  • Support entity compliance requirements and risk management, including LLC renewals/registrations, regulatory filings, and insurance policy renewals/tracking.
Qualifications
  • A passion for Alder Point’s mission, including enthusiasm for the social and environmental impact of the work and an interest in sustainable farming, agriculture, and timberland management.
  • 3+ years of asset management, operations, financial analysis, or accounting experience in finance, real estate, infrastructure, farmland/timberland management, or a related field.
  • Proven experience in an operational role, including experience building replicable processes and juggling multiple projects in a fast-paced environment.
  • A high bar for excellence, exceptional attention to detail, and personal integrity with a strong value for honesty and transparency.
  • A fast, self-directed learner who thrives with a high degree of autonomy and ownership, and is comfortable operating in ambiguous, evolving environments.

Location: This in-person role is based in Lafayette, Colorado.

Compensation & Benefits
  • Salary: $90,000-110,000, depending on experience and qualifications.
  • Bonus Eligibility: This position is eligible for a discretionary annual bonus up to 20% of base salary, subject to individual and firm performance.

Physical Requirements: This position is primarily an in-office role, which will require work at a computer and desk for extended periods of time. Video calls are also a key component of the role. Walking on rural properties in variable weather conditions will be required for successful property site visits and field tours.

Team members are expected to in the office Monday-Friday during regular business hours most of the time, with flexibility to accommodate occasional family obligations, appointments, or other commitments that require remote work.
