Job summary

Good Life Vacations is seeking an Area Manager to serve as the operational backbone for Panama City, FL. You’ll oversee a portfolio of homes, ensuring guest-ready conditions, owner approvals, and professional maintenance, while coordinating vendor activity and servicing as the primary in-market contact for owners and guests.

In this hands-on role, you’ll lead hurricane-season preparedness, collaborate with housekeeping, monitor work orders, and communicate updates and upcoming needs to owners

Responsibilities

• Full responsibility for the care and condition of an assigned portfolio of homes in Panama City, Florida.
• Conduct scheduled high-value owner property visits to ensure homes meet brand and owner standards.
• Coordinate and schedule vendors and contractors for repairs, maintenance, and property improvement projects.
• Serve as the first line of contact for homeowners — building trust through proactive communication and consistent property care.
• Provide in-market, real-time support for guest issues as they arise.
• Manage supplier relationships and ensure timely, quality completion of all work orders.
• Identify and escalate property condition issues, safety concerns, or recurring maintenance trends.
• Lead hurricane-season preparedness for the portfolio — pre-storm property securing, owner and guest communication, and post-storm damage checks.
• Partner closely with housekeeping teams to ensure turn quality and readiness between stays.
• Collaborate daily with market leadership on market priorities and operational execution.
• Complete scheduled HVO property visits per assigned rotation.
• Review open work orders and vendor timelines to ensure nothing is overdue.
• Communicate proactively with owners on property updates, completed work, and upcoming needs.
• Participate in team meetings to align on market performance and staffing coverage.

The Role

The Area Manager is the operational backbone of the market — out in the field daily ensuring every home in their portfolio is guest-ready, owner-approved, and professionally maintained. This is a hands-on, property-level role responsible for the day-to-day care of several homes, serving as the first point of contact for owners, the in-market support line for guests, and the coordinator for all vendor and supplier activity.

• Deliver property condition summaries and owner communication recaps to market leadership
• Review vendor performance and flag any quality or pricing concerns
• Support budget management for property-level maintenance and repair spend

What We're Looking For

• 2+ years of experience in vacation rental operations, property management, hospitality, or facilities management preferred
• Comfortable spending the majority of the day in the field visiting and inspecting properties
• Strong organizational skills — able to manage a high volume of properties, vendors, and owner relationships simultaneously
• Excellent communication skills with a service-first mindset for both owners and guests
• Ability to troubleshoot property and guest issues independently and with urgency
• Familiarity with property management systems such as Guesty, Streamline, or Track is a plus
• Valid driver's license and reliable transportation required
