JOB DESCRIPTION SUMMARY

This role oversees and coordinates all technical and mechanical work for 3 or more communities totaling over 500 units, ensuring the interior and exterior of buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality, as well as meeting budgeted financial and operational goals. Additionally, the role will assist in developing scopes of work, managing vendor relations, and analyzing properties for maintenance needs and improvements.

JOB DESCRIPTION

*This role will oversee maintenance operations across three communities in the Charlotte region: Broadstone Ayrsley, Ayrsley Lofts, and Wellen. The position follows a Monday - Friday schedule, with site rotations throughout the week. Reliable transportation is required.

Property Types: Garden (Broadstone Ayrsley) + Mid-Rise (Ayrsley Lofts + Wellen)

Unit Counts: 320 (Broadstone Ayrsley), 230 (Ayrsley Lofts), 325 (Wellen)

  • Manages completion of work orders from resident requests, ensuring routine upkeep, diagnosing and repairing or replacing components per policies, procedures, safety standards, and budget.
  • Leads on-site maintenance staff in diagnosing and repairing HVAC, electrical, plumbing, swimming pool, carpentry, drywall, exterior structure, and appliances. Schedules preventative and floating maintenance as applicable.
  • Oversees the "make-ready" process to prepare vacant units for leasing, including inspections, creating punch lists, scheduling vendors, and inspecting completed work.
  • Develops standards for cleanliness and appearance of grounds, amenities, exteriors, unit interiors, and common areas to reflect high community and company standards.
  • Manages maintenance team members at each site, including scheduling and scope of work.
  • Inspects work performed by service team members, developing corrective actions as needed.
  • Coordinates with vendors and contractors for scheduled and ad-hoc projects, inspecting work to ensure quality standards.
  • Works with Capital Projects Group for scheduling and completion of capital projects.
  • Prepares and analyzes maintenance budgets, reviewing financial statements and operational reports to forecast expenditures and performance.

The salary range for this position is $75,000 - $90,000.

Additional Compensation:

Many factors influence pay within the range, including experience, skills, and location.

  • Corporate Positions: In addition to base salary, may be eligible for quarterly or annual bonuses based on performance.
  • Onsite Property Positions: In addition to base salary, may participate in weekly, monthly, and quarterly bonus programs.
