Job Summary

This role oversees technical and mechanical work for 3+ communities with over 500 units, ensuring properties meet standards for cleanliness, safety, appearance, and functionality, while achieving financial and operational goals. The role also involves developing scopes of work, managing vendor relations, and analyzing maintenance needs.

Key Responsibilities

• Manage work orders, routine upkeep, diagnostics, and repairs in accordance with policies, safety standards, and budgets.
• Lead on-site maintenance staff, diagnose issues in HVAC, electrical, plumbing, and other areas, and schedule preventative maintenance.
• Oversee the 'make-ready' process for vacant units, including inspections, creating punch lists, coordinating vendors, and inspecting completed work.
• Set standards for community cleanliness and appearance, including grounds, amenities, and common areas.
• Manage maintenance team schedules and scope of work.
• Inspect work performed by team members and external vendors, developing corrective actions as needed.
• Coordinate with Capital Projects Group for capital projects and assist in their timely completion.
• Prepare and analyze maintenance budgets based on operational reports and inspections.

Note: The role requires 75% travel. Candidates should be conveniently located near an airport.

Compensation and Benefits

The salary range is $75,000 - $80,000, with potential bonuses based on performance.
