Job summary

AMLI Residential is seeking an Applicant Review Specialist to join our Resident Services Group in Dallas corporate office. This role reviews and evaluates apartment applications, verifies qualifications, and helps ensure consistent leasing decisions across AMLI's portfolio.

You will assess income, credit, rental history, background checks, and supporting documents, working with onsite teams and the Credit & Collections Manager to determine eligibility according to AMLI's screening criteria.

Qualifications

• High School Diploma or GED.
• Ability to handle confidential information with professionalism and discretion.
• Strong written and verbal communication skills.
• Proficiency with Microsoft Office and web-based systems.
• Previous experience in property management, leasing, applicant screening, underwriting, banking, collections, compliance, or fraud detection.
• Experience reviewing financial or credit-related documentation.
• Knowledge of Fair Housing regulations and multifamily operations.
• Upon hire, will be required to pass Illinois Real Estate Leasing License.

Responsibilities

• Review and evaluate residential lease applications and supporting documentation.
• Verify income, employment, credit history, rental history, and background screening results.
• Identify inconsistencies, missing information, and potential fraud indicators.
• Request and review additional documentation when required.
• Issue approval, conditional approval, and denial recommendations based on established criteria.
• Escalate exception requests and non-standard applications for further review.
• Maintain complete and accurate records of application reviews and decisions.
