Job summary

Universal Development and Construction LLC seeks an Apartment Property Manager to lead the day‑to‑day operations of one of our communities in Tennessee. You will oversee leasing, maintenance, and resident relations, driving occupancy and revenue while supervising on‑site staff.

You will manage budgets, forecasts, and financial reporting, ensure compliance with housing laws, and maintain high resident satisfaction through proactive leadership and effective vendor coordination.

Qualifications

• 3+ years of property management experience preferred.
• Strong leadership skills with the ability to hold a team accountable.
• Solid understanding of property financials, budgets, and performance metrics.

Responsibilities

• Oversee all daily operations of the community, including leasing, maintenance, and resident relations.
• Lead, train, and develop on‑site team members.
• Drive occupancy and revenue while balancing market conditions and rent growth.
• Manage rent collections, delinquency, and financial reporting.
• Prepare and manage budgets, forecasts, and operating expenses.
• Ensure all leases, files, and reporting are accurate and up to date.
• Handle resident concerns and maintain a high level of customer satisfaction.
• Monitor property conditions and ensure maintenance issues are addressed promptly.
• Conduct regular property inspections and ensure curb appeal standards are met.
• Coordinate vendors and ensure timely completion of contracted services.
• Ensure compliance with company policies and all applicable housing laws.
