MAINTENANCE TECHNICIAN II
Location: Gordon St. Lofts & Gandy Allmon I & II - Greenville, SC
Summary
Along with the Community Manager, the Maintenance Technician II is responsible for overseeing physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for an apartment community. The role includes maintaining inventory of supplies, monitoring the maintenance budget, and assisting with various maintenance tasks. There is potential for promotion to Maintenance Supervisor. Flexibility to work varied schedules, including weekends, on-call, and holidays, is required.
I. Essential Duties and Responsibilities
- Perform maintenance activities under the direction of the Community Manager/Maintenance Supervisor.
- Coordinate with the Maintenance Supervisor and Community Manager on apartment inspections, move-in/move-out reports, and scheduling.
- Determine weekly apartment make-ready and work order schedules.
- Report apartments ready for showing.
- Complete daily/weekly maintenance assignments.
- Assist in maintaining exterior grounds and curb appeal.
- Perform repairs related to electrical, plumbing, HVAC, pools, appliances, drywall, etc.
- Identify and report hazardous conditions.
- Respond to management requests and work orders for occupied units.
- Prioritize requests and emergencies using service schedules.
- Coordinate warranty work with vendors.
- Prepare vacant apartments for new tenants, including repairs and cleaning.
- Conduct regular property inspections for maintenance needs and hazards.
- Perform preventive maintenance on equipment and apartments.
- Order supplies within the maintenance budget and with prior approval for major expenses.
- Attend industry and company training as required.
- Monitor vendor performance and quality control.
- Perform tasks of subordinate staff as needed.
- Perform other duties as assigned.

III. Supervisory Responsibilities
May include oversight of Apprentice Techs or Maintenance Technician I, under direction of the Community Manager and Maintenance Supervisor.
IV. Qualifications
- Minimum of 3 years general maintenance experience; multi-family experience preferred.
- Ability to troubleshoot and repair HVAC, plumbing, electrical, appliances, pools, etc.
- Valid driver’s license and reliable transportation.
- EPA certification for refrigerant handling.
V. Education and Experience
- High School Diploma or equivalent; some college or trade school preferred.
- Certifications in relevant areas (e.g., HVAC, plumbing, pool operation).
VI. Mathematical/Reasoning Ability
Capable of generating reports, handling business correspondence, and performing basic math. Ability to interpret diagrams and instructions, and respond effectively to questions.
VII. Physical Demands
Regularly required to handle, lift, and move materials up to 50+ pounds, climb ladders, and work outdoors in various weather conditions. Must wear safety equipment and practice safe lifting techniques.
VIII. Working Conditions
Primarily outdoor/indoor environment, with moderate noise levels and high mobility requirements.
