Job Title: Maintenance Technician II
Location: Parkside at Main (Simpsonville, SC) & Avalon Apartments (Greenville, SC)
Salary: $22 - $26 per hour
Summary
The Maintenance Technician II, working alongside the Community Manager, is responsible for overseeing physical assets, conducting general maintenance repairs, apartment make-readies, preventive maintenance, and managing construction or rehabilitation projects within an apartment community. This role involves maintaining adequate supplies, monitoring the monthly maintenance budget, and may offer promotion opportunities to Maintenance Supervisor. Flexibility to work varied schedules, including weekends, on-call, and some holidays, is required.
Essential Duties and Responsibilities
- Perform maintenance activities under the direction of the Community Manager/Maintenance Supervisor, collaborating with other maintenance staff.
- Conduct walk-throughs and inspections with the Maintenance Supervisor and Community Manager.
- Plan weekly apartment make-ready and Work Order schedules.
- Report apartments ready for showing to the appropriate managers.
- Complete daily maintenance assignments in coordination with management.
- Assist in maintaining exterior grounds and curb appeal.
- Perform repairs related to electrical, plumbing, HVAC, pools, appliances, and drywall.
- Identify, report, and correct hazardous community conditions.
- Respond to management requests and prioritize Work Orders, especially emergencies.
- Coordinate warranty work with vendors.
- Prepare vacant apartments for new tenants, including scheduling and coordinating repairs.
- Ensure all repairs for occupied apartments are completed and trash is cleaned out during make-ready activities.
- Inspect the property daily for maintenance needs and hazards.
- Perform preventive maintenance on equipment and apartments as scheduled.
- Assist in ordering supplies and managing the maintenance budget, with prior approval for major expenses.
- Attend work-related training programs as required.
- Monitor vendor performance and quality control.
- Perform duties of subordinate staff as needed and other tasks assigned by supervisors.
Knowledge, Skills, and Abilities
- Proficiency with relevant equipment and tools listed, such as propane torches, leak detectors, pressure washers, volt meters, etc.
- Ability to perform all facets of apartment make-ready.
- Use independent judgment to prioritize tasks and handle emergencies.
- Work under moderate to high stress, meeting deadlines and supervising staff.
- Excellent interpersonal skills for interaction with vendors, contractors, and team members.
- Strong organizational skills, attention to detail, and professionalism.
Supervisory Responsibilities
May include oversight of Apprentice Techs or Maintenance Technician I, under the direction of the Community Manager and Maintenance Supervisor.
Qualifications
- Minimum 3 years of general maintenance experience and/or 2 years in multi-family housing.
- Experience troubleshooting and repairing HVAC, plumbing, electrical, appliances, pools, and other community systems.
- Valid driver’s license and transportation.
- EPA certification for refrigerant handling.
Educational and Experience Requirements
- High School Diploma or equivalent; some college or trade school preferred.
- Certifications such as Freon Recovery, CAMT, boiler, plumbing, HVAC, and Pool Operator are desirable.
Mathematical and Reasoning Skills
Ability to generate reports, interpret diagrams, and communicate effectively in English, with basic math skills for measurements and calculations.
Physical Demands
Regularly required to handle, lift, and move equipment and materials, climb ladders, and work in outdoor environments with safety equipment. Ability to work overtime and respond to after-hours service calls.
Working Conditions
Primarily indoors and outdoors, in a mobile environment with moderate noise levels.
