Job summary

Windsor Communities is seeking a Service Technician II at Windsor at Cambridge Park in Cambridge, MA. Join a team maintaining a 398-unit property and supporting resident comfort with reliable repairs and preventive maintenance.

Role includes on-site tasks, after-hours calls, and collaboration with management. Requires minimum 2 years in apartment maintenance, HVAC/plumbing/electrical skills, and ability to use Yardi and other devices.

Qualifications

  • Education: High school diploma or GED; technical training in HVAC, plumbing, or electrical preferred.
  • Minimum of 2 years in apartment maintenance or related field; ability to use hand and power tools.
  • Experience with HVAC, plumbing, electrical work and preventive maintenance.
  • Strong problem solving, communication, and teamwork; ability to use smart devices and property management software.
  • EPA Type II and CPO certifications preferred or obtainable within 90 days.

Responsibilities

  • General Maintenance: perform plumbing, electrical, painting, carpentry and appliance repairs to maintain property curb appeal and systems.
  • Work Orders: complete work orders quickly and close within 24 hours; utilize Yardi for tracking.
  • Unit Turnover: prepare vacant units with painting, cleaning and needed repairs.
  • Emergency On-Call: respond to after-hours calls; weekend work required.
  • Preventive Maintenance: inspect and maintain HVAC, plumbing, electrical, fire & life safety systems.
  • Safety and Compliance: follow safety rules and use PPE; keep a clean, safe workplace.
  • Inventory & Records: track maintenance supplies and keep records of activities and rounds.
  • Team Collaboration: coordinate with property management and contractors.

Job description

Service Technician II | Windsor at Cambridge Park- Cambridge, MA

Windsor at Cambridge Park is a mid-rise style community consisting of 398 apartment homes.

For the fifth year in a row, Windsor Communities is the recipient of the 2025 Kingsley Excellence Award achieving the top award for Overall Customer Service.

Compensation: Our company considers a range of factors including education and experience when determining base compensation.
Hourly: Starting at $24.02 - $30.03 per hour, depending on years of experience, tenure, and location.
Annual Starting Comp: $49,961 - $62,462.

Schedule: Monday through Friday, 8:30 AM - 5 PM. Cover call for Vox as well.

Key Responsibilities:
  • General Maintenance: Perform routine maintenance tasks including plumbing, electrical, painting, carpentry, and appliance repairs. Maintain property curb appeal and all pool/spa/fountains.
  • Work Orders: Complete work orders efficiently and ensure they are closed out within 24 hours. The system currently utilized Yardi.
  • Unit Turnover: Prepare vacant units for new residents, including painting, cleaning, and necessary repairs.
  • Emergency On-Call Repairs: Respond to emergency maintenance requests and after-hours calls in an on-call rotation. Weekend work is a requirement.
  • Preventive Maintenance: Conduct regular inspections and preventive maintenance on all equipment and systems (e.g., HVAC, plumbing, electrical, Fire & Life Safety) to ensure proper functioning and to prevent potential issues.
  • Safety and Compliance: Ensure compliance with all safety regulations and policies. Maintain a clean and safe working environment using proper PPE (Personal Protective Equipment).
  • Inventory Management: Manage and track inventory of maintenance supplies and equipment. Request replacements as needed from Service Manager.
  • Record Keeping: Maintain accurate records of maintenance activities, repairs and daily mechanical rounds. Utilize computer, smart phone, and tablet
  • Customer Service: Interact with residents in a professional and courteous manner, addressing their concerns promptly and effectively. Support the company’s values and culture.Interact professionally with contractors, vendors, and suppliers.
  • Team Collaboration: Work closely with the property management team to identify and resolve maintenance issues.

Your Skills & Experience:
  • Education: High school diploma or GED. Technical training or certifications in relevant fields (e.g., HVAC, plumbing, electrical) preferred.
  • Experience:
    • Minimum of 2 years of experience in apartment maintenance or a related field.
    • Proficient in using hand and power tools.
    • Strong experience in HVAC, plumbing, electrical, and general maintenance repairs.
    • Excellent problem-solving skills and attention to detail.
    • Ability to work independently and as part of a team.
    • Excellent communication and interpersonal skills.
    • Experience and ability using smart devices and property management software.
    • EPA Type II preferred or ability to become certified within 90 days of start date.
    • CPO (Certified Pool Operator) preferred or ability to become certified within 90 days of start date.
  • Physical Requirements:
    • Ability to lift and carry up to 50 pounds.
    • Ability to stand, walk, bend, and climb stairs/ladders for extended periods.
