Job summary

LivCor LLC is seeking a Maintenance Technician in Grapevine, TX to perform maintenance requests, complete work orders, and service appliances, plumbing, HVAC, and more. You will respond to emergencies after hours and prepare vacant units for rent.

The role requires 1-3 years of maintenance experience, refrigeration certification or willingness to obtain it within 90 days, a valid driver’s license, and a strong focus on resident service. Full-time with excellent benefits is offered.

Qualifications

• 1-3 years maintenance experience (apartment maintenance experience preferred)
• Troubleshooting and problem-solving skills
• Budget or basic business finance helpful
• Refrigeration certification (type 2 or universal) or obtain in the first 90 days of employment
• Valid driver's license and dependable transportation

Responsibilities

• Assist in all maintenance requests, preventative maintenance, and amenity area maintenance for the apartment community.
• Completes maintenance work orders for residents (service appliances, plumbing, HVAC systems, minor electrical, gate systems, pool operations, etc.).
• Responds and resolves emergency maintenance requests for after business hours calls (weeknights, weekends, and holidays).
• Prepares vacant apartments to make rent ready.
• Performs preventative maintenance work.
• Keep the maintenance shop clean and organized; maintains adequate stock/inventory of parts for equipment, appliances, etc.
• Interacts directly with residents.
• Maintains logbooks and databases; enters service requests and status updates into database.
• Assists in monitoring contractors work performance.
• Supports the Maintenance Manager in meeting budget responsibilities.
• Follows and promotes company policies and procedures.
• Must make Customer Service a priority.
• If the property does not have a housekeeper, Apartment Maintenance Technician light cleaning duties will be required such as cleaning models, club houses, leasing office, emptying trash, cleaning the grounds and amenity areas, etc.
• Maintain (clean, orderly, and in working conditions) all amenity areas (pool, compactors, weight rooms, parking decks, etc.)
