Job summary

AWI Management Corp. is seeking a skilled Maintenance Technician for a 62-unit apartment community in Diamond Springs, CA. This full-time role focuses on keeping the property safe, welcoming, and well-maintained for residents.

Responsibilities include completing work orders, performing general maintenance tasks, and assisting with preventative maintenance. Experience with HUD/LIHTC/RD housing programs is a plus, with strong communication and organization required.

Qualifications

• Experience in general building maintenance and landscaping is preferred.
• Experience with affordable housing programs (HUD, LIHTC, or RD) is a plus.
• Strong communication and interpersonal skills.

Responsibilities

• Completing maintenance requests and work orders in a timely manner.
• Performing general maintenance tasks including painting, cleaning, plumbing, electrical, and carpentry repairs.
• Assisting with preventative maintenance to ensure building systems remain in good working condition.
• Maintaining grounds and landscaping to support curb appeal.
• Assisting with annual apartment inspections and identifying maintenance needs.
• Coordinating vendors and ordering supplies with the Property Manager.
• Reporting lease or house rule violations when observed.
• Responding to emergency maintenance situations.
• Following company policies and procedures.
