Job summary

AWI Management Corp. is seeking a skilled and dependable Maintenance Technician to care for a 56 and 48-unit apartment community in Grass Valley, CA.

This role focuses on maintaining safe, well-kept housing and responding to residents' needs with professionalism. As part of a mission-driven team, you will perform general maintenance tasks, handle work orders, and collaborate with the Property Manager to coordinate vendors.

Qualifications

• Ability to prioritize tasks and meet deadlines.
• Ability to follow written and verbal instructions.
• Computer literacy (Outlook, Teams, Work Order Ticketing System).
• Professionalism and strong listening skills.
• Experience with subsidized housing programs (HUD, LIHTC, or RD) is helpful.
• General building maintenance skills including plumbing, electrical, carpentry, and painting.
• General groundskeeping and landscaping experience.

Responsibilities

• Completing maintenance requests and work orders in a timely manner.
• Performing general maintenance tasks including painting, cleaning, plumbing, electrical, and carpentry repairs.
• Assisting with preventative maintenance to ensure building systems remain in good working condition.
• Maintaining the grounds and landscaping to support strong curb appeal.
• Assisting with annual apartment inspections and identifying maintenance needs.
• Working with the Property Manager to coordinate vendors and order supplies.
• Maintaining positive relationships with residents, vendors, and staff.
• Reporting lease or house rule violations when observed.
• Responding appropriately to emergency maintenance situations.
• Following company policies and procedures.
