Job Title: Apartment Maintenance Technician

Reports To: Maintenance Supervisor

Location: The Village, University of South Florida, Tampa, FL

Compensation: $20.50-$22.50 per hour and a comprehensive benefits package

FLSA Status: Non-Exempt

Capstone On-Campus Management (COCM), headquartered in Birmingham, Alabama, specializes in managing student housing communities owned by non-profits or affiliated with universities.

Summary:

The Apartment Maintenance Technician assists in all aspects of facility maintenance, renovation, and repairs, including general maintenance, HVAC, electrical, plumbing, painting, and projecting a professional, student-focused image. The role involves being part of a 24/7 on-call rotation for emergencies.

Essential Duties and Responsibilities:

  1. Respond promptly to maintenance requests and calls.
  2. Identify and repair facilities deficiencies or recommend solutions.
  3. Participate in the on-call rotation with a 30-minute response time.
  4. Work mandatory overtime as needed.
  5. Escort contractors/vendors on-site.
  6. Assist with room set-ups and furniture moves.
  7. Inspect vacated units and conduct daily building inspections.
  8. Perform scheduled preventative maintenance.
  9. Order and request necessary materials and supplies.
  10. Coordinate with the Maintenance Supervisor on progress and issues.
  11. Maintain high workmanship standards.
  12. Perform plumbing repairs (leaks, drains, toilets, sinks, showers).
  13. Perform electrical repairs (bulb and ballast replacement, fixtures, outlets, breakers, GFCIs).
  14. Complete painting and drywall repairs or replacements.
  15. Maintain tools and equipment routinely.
  16. Organize and clean the maintenance area daily.
  17. Maintain entry door, lock, and key systems.
  18. Handle exterior maintenance and repairs.
  19. Ensure cleanliness and safety of walkways, entrances, and common areas.
  20. Restore rooms and common areas after move-outs.
  21. Follow safety procedures and use PPE.
  22. Respond to major emergencies outside scheduled hours, such as weather or safety events.
  23. Maintain professionalism at all times.
  24. Perform other duties as assigned.

Qualifications:

  • High school diploma or GED
  • 1-2 years of maintenance experience
  • Proficiency with hand tools, power tools, electrical meters, and painting tools
  • Strong troubleshooting and diagnostic skills
  • Team player with excellent communication skills
  • Ability to lift 50 lbs and navigate stairs
  • Respond to after-hours calls within 30 minutes and complete repairs as needed

Work Hours:

Monday-Friday, 8:00 am – 5:00 pm, with on-call rotation.

Physical Demands:

Regularly required to stand, walk, handle tools, reach, talk, and hear. Frequently climb, balance, stoop, kneel, crouch, or crawl. Occasionally sit and lift/move up to 50 lbs. Vision requirements include close and distance vision.

Work Environment:

Exposure to wet/humid conditions, moving mechanical parts, fumes, chemicals, weather, and electrical hazards. Noise level is usually moderate.

This is not an employment contract. Salary is commensurate with experience, with benefits including health, dental, vision, and 401K.
