Job summary

Winterwood, Inc. is seeking an Apartment Maintenance Technician in Hopkinsville, KY. This part-time role covers maintenance operations and the physical appearance of the property, with a schedule Mon & Tue 8:00 AM to 4:30 PM and Wed 8:00 AM-12:00 PM.

Salary ranges from $18.00 to $20.00 per hour, with a $250 sign-on bonus and benefits including a 401(k) plan, PTO, and holiday pay. Prior apartment maintenance experience is preferred; a valid driver’s license is required.

Qualifications

• Previous maintenance experience required; apartment/property maintenance experience preferred.
• General maintenance knowledge: carpentry, drywall, painting, plumbing, electrical, and basic HVAC.
• Basic computer skills and a valid driver's license are required.
• Ability to lift up to 50 pounds and respond to after-hours emergencies when needed.

Responsibilities

• Complete maintenance work orders promptly and efficiently.
• Prepare vacant apartments for new residents including repairs, painting, cleaning, and make-ready tasks.
• Perform general repairs across plumbing, electrical, carpentry, drywall, painting, and building systems.
• Inspect and maintain assigned buildings and property systems.
• Complete preventative maintenance like furnace filter changes and unit inspections.
• Coordinate with outside contractors and vendors as needed.
• Maintain inventory of maintenance supplies and inspect grounds for repairs.
• Provide emergency maintenance services when required and document activities.
• Notify the Property Manager of unusual conditions or damages and assist with special projects.

Winterwood, Inc. is hiring for the role of Apartment Maintenance Technician. The Apartment Maintenance Technician is responsible for day-to-day maintenance operations and physical appearance of the property.

What We're Looking For

• Previous maintenance experience required; apartment/property maintenance experience preferred
• Working knowledge of general maintenance, including carpentry, drywall, painting, plumbing, electrical, and basic HVAC systems
• Basic computer skills
• Valid driver's license and reliable transportation
• Ability to lift up to 50 pounds and climb ladders
• Ability to respond to after-hours maintenance emergencies as needed
• Willingness to complete a pre-employment drug screening and criminal background check

What You'll Do

• Perform general repairs involving plumbing, electrical, carpentry, drywall, painting, and building systems
• Inspect and maintain assigned buildings and property systems
• Complete preventative maintenance, including furnace filter replacements and unit inspections
• Assist with coordinating outside contractors and vendors
• Maintain appropriate inventory of maintenance supplies
• Inspect property grounds and identify needed repairs
• Provide emergency maintenance services as required
• Complete daily property upkeep, including trash pickup
• Document inspections and maintenance activities
• Notify the Property Manager of unusual conditions, damages, or other concerns
• Assist with special projects and other maintenance duties as assigned
