Job summary

ACME Residential LLC in Kalamazoo, MI is seeking a Service Technician to maintain apartments and respond to maintenance requests, ensuring move-in ready homes and safe living environments.

You will perform repairs on HVAC, plumbing, electrical, and appliances, conduct preventative maintenance, keep common areas tidy, and participate in on-call rotations. A high school diploma and at least one year of property maintenance experience are required or preferred.

Qualifications

• High school diploma or equivalent required.
• Minimum 1 year of property maintenance experience (multi-family preferred).
• HVAC, boiler, plumbing, electrical, and appliance repair experience preferred.
• Ability to lift up to 50 pounds and work with ladders and stairs.

Responsibilities

• Complete resident maintenance work orders promptly, accurately, and with quality workmanship.
• Assist with apartment turnovers, including painting, cleaning, appliance checks, and general repairs to ensure units are move-in ready.
• Perform repairs and maintenance on apartment systems, including plumbing, electrical, HVAC, appliances, and fixtures, within the scope of training and certification.
• Conduct regular inspections and preventative maintenance on apartments, grounds, and common areas.
• Identify, document, and report maintenance issues that may impact safety, habitability, or property condition.
• Maintain pools and pool equipment where applicable, following required health and safety standards.
• Keep the maintenance shop, tools, and equipment clean, organized, and in good working condition.
• Perform snow removal and seasonal maintenance as needed.
• Perform other duties as assigned to support property operations.
• Deliver outstanding service to residents, responding to requests with professionalism, courtesy, and urgency.
• Communicate effectively with the Service Manager and Community Director regarding work status, recurring issues, safety concerns, and unit readiness.
