Job summary

AWI Management Corp. seeks a Maintenance Technician to support a 35-unit apartment community in Van Nuys, CA.

The role focuses on keeping the property safe, clean, and well-maintained, with responsibilities spanning repairs, painting, plumbing, electrical, and preventative tasks. The position is part-time (Mon-Fri, 20 hours) and requires reliable transportation, legal authorization to work in the United States, and a valid driver’s license.

Qualifications

• Effective communication with residents, vendors, and staff.
• Strong organizational and time-management abilities.
• Ability to prioritize tasks and meet deadlines.
• Follow written and verbal instructions accurately.
• Experience with subsidized housing programs (HUD, LIHTC, or RD) is helpful.

Responsibilities

• Complete maintenance requests and work orders promptly.
• Perform general maintenance tasks—painting, cleaning, plumbing, electrical, carpentry.
• Assist with preventative maintenance to keep systems in good condition.
• Maintain grounds and landscaping for curb appeal.
• Assist with annual apartment inspections and identify needs.
• Coordinate with the Property Manager to order supplies and manage vendors.
• Maintain positive relationships with residents, vendors, and staff.
• Report lease or house rule violations when observed.
• Respond to emergency maintenance situations.
• Follow company policies and procedures.
