Group-Five-Management in Midland, MI is seeking an experienced Apartment Maintenance Supervisor to lead maintenance operations at one of our apartment communities. This role blends hands-on technical work with operational oversight to deliver reliable resident service.

You will manage HVAC, plumbing, electrical and general repairs, coordinate vendors, and supervise a small team while using modern property management software.

Qualifications

• 3+ years of maintenance experience, multi-family preferred.
• Strong leadership, organization, and problem-solving skills.
• Commitment to quality work and efficient operations.

Responsibilities

• Oversee daily maintenance operations and apartment make‑readies.
• Lead and perform work across HVAC, plumbing, electrical, carpentry, and general repairs.
• Coordinate vendors and manage electronic purchase orders.
• Maintain accurate, up‑to‑date unit turn status through the make‑ready board.
• Approximately 25% of the role involves administrative work at a computer.
• Use of company software systems for procurement and unit tracking is required.
• Utilize a mobile app to manage work orders and inspections, including real‑time documentation with notes, photos, and videos.
• No prior experience with these systems is required; training will be provided. However, candidates must be willing and able to learn and use technology consistently as part of daily operations
• Previous experience with property management or maintenance software is a plus for supervisory candidates
