Job summary

Group Five Management is seeking an experienced Apartment Maintenance Supervisor in Kentwood, MI. You will oversee daily maintenance, lead make-readies, and manage HVAC, plumbing, electrical, carpentry, and general repairs while coordinating vendors and POs.

Approximately 25% of time is administrative; training will be provided to learn and use our property management software and mobile app for real-time documentation.

Qualifications

• 3+ years of maintenance experience, multi-family preferred.

• Driver's license and reliable transportation required.

We are seeking an experienced and motivated Maintenance Supervisor to lead maintenance operations at one of our apartment communities. This is an excellent opportunity to join a growing Property Management company and play a key role in delivering high-quality resident service.

This position blends hands-on technical work with operational oversight and requires a leader who is organized, service-driven, and open to working within modern property management systems.

Key Responsibilities

• Oversee daily maintenance operations and apartment make-readies
• Lead and perform work across HVAC, plumbing, electrical, carpentry, and general repairs
• Coordinate vendors and manage electronic purchase orders
• Maintain accurate, up-to-date unit turn status through the make-ready board
• Approximately 25% of the role involves administrative work at a computer
• Use of company software systems for procurement and unit tracking is required
• Utilize a mobile app to manage work orders and inspections, including real-time documentation with notes, photos, and videos
• No prior experience with these systems is required; training will be provided. However, candidates must be willing and able to learn and use technology consistently as part of daily operations
• Previous experience with property management or maintenance software is a plus for supervisory candidates
