Capstone On-Campus Management (COCM) is seeking an Apartment Maintenance Supervisor for The Summit at Queens College in Flushing, NY. Lead maintenance staff, manage on-site repairs, and coordinate with vendors while ensuring safety and quality across all building systems.

The role reports to the Director of Housing and Residence Life and requires a proactive supervisor who can handle after-hours emergencies and weekend duties when needed.

Qualifications

• 3–5 years of general maintenance experience in property management, construction or related field.
• Supervision experience is required.
• HVAC certification (preferred).
• Must have troubleshooting and diagnostic skills.
• Proficiency with technology including work order management software.

Responsibilities

• Oversee Maintenance Technician, Student Maintenance Assistants, and custodial contract.
• Perform general maintenance including electrical, plumbing, HVAC, painting, and wall repairs.
• Coordinate preventive maintenance with vendors and internal staff.
• Inspect contractor work to ensure quality workmanship.
• Assist in creation of on-call duty schedule and participate in rotation.
• Maintain work order system in collaboration with Director.
• Assist Director with budget preparation and bid reviews.
• Maintain inventory of supplies, tools and equipment.

Job Title: Apartment Maintenance Supervisor

Location: The Summit at Queens College, Queens College, Flushing, NY

Compensation: $72,000.00-$74,000.00 year and a comprehensive benefits package

Capstone On-Campus Management (COCM), with headquarters in Birmingham, Alabama, is a group of student housing professionals focused exclusively on the management of housing communities owned by non-profits and/or highly affiliated with a university.

Summary

The Apartment Maintenance Supervisor is responsible for oversight of maintenance and custodial work for an on-campus student community. This position is also completing repairs and preventive maintenance. Duties include but are not limited to oversight and performance of general maintenance, building systems, project management, supervision of staff and vendors, and inventory control. The supervisor will project a professional image through interactions with all internal and external customers. This position serves in an emergency on-call rotation for the community. Periodic work may be required after hours and on weekends in the case of emergencies including significant weather events.

Duties And Responsibilities

• Supervises Maintenance Technician, Student Maintenance Assistants, and one Custodial contract.
• Performs general maintenance including electrical, plumbing, HVAC, painting, and wall repairs.
• Coordinate preventive maintenance efforts with vendors and internal staff
• Oversees all work performed by various contractors for renovations/repairs and inspects upon completion to ensure quality workmanship.
• Assists in the creation of the on-call duty schedule and participates in rotation.
• Maintains work order system in collaboration with Director.
• Assists Director with budget preparation.
• Assists Director in bid review and creation for major projects and repairs.
• Maintains inventory of supplies. tools and equipment. Organizes and secures all maintenance storage units, shop and maintenance office.
• Conducts daily general site inspections and specific monthly inspections of the entire property.
• Assists Director with oversight of site safety including compliance for trainings and inspections required by company and local jurisdiction.
• Other duties as assigned.

Qualifications

• High school diploma or general education degree (GED) required.
• 3-5 years of general maintenance experience in property management, construction or related field
• Supervision experience
• Trade knowledge (custodial; electrical; plumbing; appliances; carpentry; basic HVAC) required. HVAC certification (preferred)
• Must have troubleshooting and diagnostic skills
• Demonstrate proficiency in verbal communication.
• Possess strong customer service skills.
• Proficiency with technology including computers, tablets, smart phones, and work order management software
• Must be punctual, organized, and able to meet deadlines.
• Excellent attention to detail and organizational skills.
• Ability to move and lift to 50lbs and navigate up and downstairs.
• Ability to participate in an on-call rotation and respond to campus within 40 minutes for after-hours emergencies.
