Job summary

Alpha Management Partners seeks a Service Manager to oversee maintenance operations for an apartment community in Gainesville, GA. You will supervise staff, schedule work, and ensure timely make-ready of units while coordinating with management on priorities and budgets.

The role requires 3 years of maintenance experience with supervisory duties, a high school diploma or equivalent, and certifications such as Freon Recovery or CAMT preferred. You may handle grounds and pool tasks as needed.

Qualifications

• 3 years’ general maintenance experience with supervision required.
• Must handle light plumbing repairs, tile work, HVAC equipment, and appliance troubleshooting.
• Certifications in pool operations and boiler/plumbing/HVAC preferred; Freon recovery cert required.

Responsibilities

• Supervise, train, and schedule maintenance staff for apartment community.
• Coordinate weekly unit make-ready and maintenance work schedules with the office team.
• Prepare vacant units for move-in and ensure repairs needed for occupancy are completed.
• Manage preventive maintenance and budget, order supplies, and monitor safety.
• Inspect property daily for hazards and coordinate with Community Manager on priorities.
