Job summary

Harbor Group Management Company is seeking a Leasing Specialist to drive occupancy at a multi-family community in Durham, NC. You will show and lease apartments, qualify leads, process applications, and coordinate marketing initiatives to maximize occupancy and resident satisfaction.

Responsibilities include conducting tours, executing leases, retaining residents, and supporting the Property Manager in daily operations.

Qualifications

• High School Diploma or equivalent is required.
• Experience in leasing, sales, or customer service; property management a plus.
• Proficient with Microsoft Office; property management software experience a must.
• Experience using social media for marketing is preferred.

Responsibilities

• Greet prospects, conduct property tours, and showcase apartments.
• Process rental applications, run background and credit checks, prepare leases.
• Ensure units are move-in ready and coordinate with maintenance.
• Execute leases and move-in packages for a smooth onboarding.
• Design and implement marketing plans to drive traffic and occupancy.
• Promote the community via Craigslist, Facebook, and email campaigns.
• Coordinate referrals, employer outreach, and local networking.
• Stay informed on market trends, rental rates, and competitor properties.
• Support retention with responsive customer service and timely follow-ups.
• Assist with renewals and prepare renewal documents.
• Maintain accurate records in property management software.
• Keep guest cards updated and follow up on leads.
• Assist with rent collection and delinquent accounts.
