Job summary

Gaines Investment Trust is seeking an experienced Lead Maintenance Technician to lead maintenance operations for Prairie Commons Apartments in Lawrence, Kansas. This hands-on leader will develop strong maintenance teams and uphold high standards for resident service and property appearance.

You will oversee service requests, preventive maintenance, apartment turns, and coordinate vendors while diagnosing HVAC, plumbing, electrical, appliance, and general repairs.

Qualifications

• 3+ years of multifamily maintenance experience.
• HVAC Certification required.
• Certified Pool Operator (CPO) Certification required.
• Strong HVAC, plumbing, electrical, appliance, and general troubleshooting skills.
• Leadership or supervisory experience preferred.
• Valid driver's license and reliable transportation.

Responsibilities

• Oversee service requests, preventative maintenance, and apartment turns.
• Diagnose and complete HVAC, plumbing, electrical, appliance, and general repairs.
• Prioritize work orders and ensure timely, high-quality completion.
• Maintain pools, grounds, amenities, and common areas.
• Coordinate vendors and contractors as needed.
• Manage maintenance inventory, supplies, and expenses.
• Maintain high standards for safety, property appearance, and resident service.
• Participate in the rotational on-call schedule for maintenance emergencies.

Compensation: $24–$27 per hour, based on experience, plus monthly performance bonuses
