Job summary

ZRS Management seeks a Property Manager to supervise day-to-day operations of apartment communities in Wilmington, DE. Youll ensure efficient operations, superior resident service, and revenue optimization.

Reports to the Regional Manager and leads leasing consultants, maintenance staff, and admins. The role requires strong leadership, marketing know-how, and financial stewardship, with flexibility for evenings, weekends, and holidays.

Qualifications

• High school diploma required; post-secondary preferred in business or property management.
• Experience as Property Manager in multifamily renting environment preferred.
• Strong customer service and leadership skills essential.

Responsibilities

• Oversee leasing, rent collection, maintenance, and resident relations.
• Develop and implement marketing strategies to attract and retain residents.
• Conduct market research to determine rental rates and maintain competitive pricing.
• Hire, train, supervise, and motivate leasing consultants, maintenance techs, and admin staff.
• Collaborate with maintenance to ensure timely work orders, move-ins, and make-ready units.
• Oversee lease renewals, negotiate terms, and maximize resident retention.
• Conduct regular property inspections for standards compliance.
• Maintain accurate financial records, prepare budgets, and analyze performance.
• Resolve resident concerns and maintain a positive community atmosphere.
