Job summary

ZRS Management is seeking a Maintenance Supervisor to lead the upkeep of our properties in Wilmington, DE. The role emphasizes resident satisfaction through timely, professional service and effective team leadership.

You will oversee maintenance operations, coordinate vendor work, and ensure safety and regulatory compliance while supporting the Property Manager in budget and scheduling tasks.

Qualifications

• Maintenance experience in plumbing, electrical, HVAC and appliance systems.
• EPA certification preferred; if required, must be obtained within 90 days.
• Valid driver’s license with acceptable driving record and proof of insurance.

Responsibilities

• Oversee property maintenance and repairs; schedule turns and manage service requests.
• Perform light electrical, plumbing, carpentry and masonry tasks as needed.
• train maintenance staff and supervise outsourced contractors.
• keep accurate logs of meters, shut-offs and key property information.
• participate in preventive maintenance programs and safety inspections.
