Job summary

Dominion Financial Services Inc. is seeking an experienced Portfolio Manager to own the resolution strategy for a portfolio of at-risk, delinquent, and defaulted real estate loans. You will apply underwriting, financial and construction analysis to guide workout decisions and protect company capital.

You will evaluate borrower plans, review budgets and draws, coordinate with underwriting, servicing, legal and leadership, and use AI tools to accelerate document review and reporting.

Qualifications

• Bachelor's degree required.
• 2+ years of experience in property/asset construction and renovation, asset management, loss mitigation/workout, or commercial servicing.
• Experience evaluating construction budgets, draw requests, and scopes of work.
• Advanced Excel proficiency; strong Word skills.
• Excellent written and verbal communication; ability to lead difficult conversations.
• Sound judgment and critical thinking with strong risk assessment.

Responsibilities

• Own and actively manage a portfolio of at-risk, delinquent, and defaulted real estate loans from identification through resolution.
• Evaluate the borrower’s business plan and change of plan through review of construction and rehab budgets, scopes of work, draw requests, and inspection reports to determine risks.
• Analyze borrower(s) financial and liquidity position and project performance to assess risk and determine course of action.
• Identify discrepancies and red flags in draw requests and guarantor structures; flag suspected fraud with documentation.
• Execute loss mitigation strategies (modifications, forbearance, added guarantors, workout agreements, deed-in-lieu, foreclosure) with senior leadership.
• Lead conversations with borrowers and guarantors regarding performance issues and remediation consequences.
• Collaborate with underwriting, servicing, legal, and leadership to determine best path forward for each asset.
• Track portfolio trends to proactively flag emerging risk and present findings to leadership.
• Leverage AI tools to accelerate document review and analysis.
