Description

Job Summary

The Property Manager maintains the assigned property and performs all related management functions, including coordinating leasing and marketing efforts, approving move-in files, promoting lease renewals, resident relations, team building, and other duties assigned by the Regional Property Supervisor.

Reports To: Regional Property Supervisor

Position Type: Full-Time

Hours: 40 hours per week

Location: 6th St., Los Angeles, CA

Pay Rate: $68,640 annually

Responsibilities and Duties
  • Meet daily, weekly, and monthly deadlines
  • Inspect the property daily for damage, lighting issues, and cleanliness
  • Schedule and conduct appointments with prospective tenants, focusing on leasing to qualified candidates
  • Inspect vacant units to ensure they are rent-ready
  • Review and approve resident move-in files for eligibility
  • Prepare reports
  • Handle income recertification, leasing, and re-leasing with minimal oversight
  • Review and submit comments/approvals to Accounts Payable
  • Assist with lease-up and marketing plans
  • Inspect common areas regularly, perform minor cleaning, and maintain standards
  • Create, update, and complete work orders
  • Manage subcontractors and vendors, obtain bids, and conduct quality control
  • Ensure compliance with all laws related to tenant/landlord relations, Fair Housing, and Affordable Housing regulations
  • Act as the first point of contact for resident issues and complaints
  • Attend legal proceedings related to the property
  • Create and post notices for residents
  • Participate in trainings to stay updated on policies
  • Oversee onsite staff
  • Perform other duties as assigned
Requirements
Qualifications & Experience
  • 2-5 years of Property Management experience in Affordable Housing
  • Experience with HUD-Project Based Vouchers and TAX-Credit Housing compliance
  • Experience working with HACLA and in permanent supportive housing (PSH)
  • Experience with Urban Futures is a plus
  • Ability to multitask in a fast-paced environment
  • Excellent organizational and communication skills
  • Proficiency in Microsoft Office
  • Friendly personality and good interaction skills
  • Problem-solving skills
  • Ability to collaborate with Resident Services Provider
