ACQUISITIONS ANALYST (FULLY REMOTE)

COMPANY

BH Properties is a privately held commercial real estate investment firm focused on value-add acquisitions in office, industrial, retail, and multi-family properties throughout the Western United States, along with investments in distressed debt and ground leases. The Company is vertically integrated, with offices in Los Angeles, San Francisco, Seattle, Riverside, Phoenix, Dallas, and Houston, and is able to acquire and close transactions without the need for lengthy due diligence periods. Our 30-year track record and balance sheet allow us to move quickly and creatively, structuring acquisitions to satisfy sellers’ needs in a highly competitive market. Today, the Company owns and operates approximately 10M square feet across 18 states.


POSITION

The Acquisitions Analyst will support the acquisition and finance teams and perform tasks such as financial analysis and modeling, market research and analysis, due diligence, investment presentations, and organizing and maintaining the acquisition pipeline. The role, which is highly visible, requires effective communication, both internally and externally, with the executive team, property sellers, brokers, and service providers. The successful candidate will be a self-starter, comfortable working in a collegial, team environment with minimal day-to-day oversight.

The Acquisitions Analyst will report to the Managing Director, Acquisitions.


LOCATION

The Acquisitions Analyst will join our team remotely from the Philippines and will work during US Pacific business hours.


RESPONSIBILITIES
Including, but are not limited to:

  1. Perform financial analysis and real estate underwriting on potential investment opportunities.
  2. Assist in reviewing offering memoranda and other seller-provided materials such as income statements, balance sheets, and cash flows.
  3. Conduct efficient and relevant market research and analysis that will be included in presentations to support real estate investment decisions.
  4. Prepare high caliber slide decks.
  5. Assist in property-level due diligence, including lease review/abstraction, rent roll review, loan document analysis, and coordinating title, survey, and third-party reports.
  6. Perform market-level due diligence, including sale comps, lease comps, and investment trends.
  7. Organize and maintain acquisitions pipeline.
  8. Perform administrative support to the Acquisitions and Finance teams.

QUALIFICATIONS

  1. Latin honors (cum laude or better) from a reputable university.
  2. A bachelor’s degree in real estate, finance and/or accounting a plus.
  3. MBA degree preferred.
  4. 2-5 years of experience in real estate asset management, finance and/or acquisitions.
  5. Experience with top consulting firms (Accenture, McKinsey, Bain & Company, Deloitte, KPMG and Boston Consulting Group) or top financial institutions a plus.
  6. Comfort and proficiency in underwriting and analyzing real estate opportunities.
  7. Experience with quantitative, spreadsheet evaluations, and/or analysis (return on investment, cash flow, net operating income).
  8. Advanced Excel modeling skills required.
  9. Strong organizational, time management, verbal and written skills.
  10. Strong desire to succeed and ability to work effectively with minimal oversight, while functioning in a team environment.
  11. Ability to generate high quality, error-free work product for internal and external distribution on tight deadlines with minimal oversight.
  12. Unquestionable integrity and ethics.
  13. A “Team Player” mentality, with a passion for brainstorming, problem solving, and independent thinking.
  14. Passion for commercial real estate and desire to grow with an exceptional team.
