Hilltop Residential is seeking a highly motivated Senior Multifamily Acquisitions Analyst who will support the Acquisitions, Development, Investor Relations/Capital Markets, and Asset Management teams. This role will be responsible for conducting financial modeling, market research, and investment analysis to support new acquisition and development projects. This role offers the opportunity to work closely with senior executives and contribute to strategic decision-making in a fast-paced, dynamic environment.

Responsibilities:

  • Assist with management of the acquisitions pipeline.
  • Lead and train acquisition analysts
  • Work cohesively to support fund and development associates and analysts.
  • Build and maintain detailed financial models, including pro forma projections, development budgets, waterfalls, sensitivity analyses and disposition analysis.
  • Conduct due diligence on potential acquisition and development opportunities.
  • Research market trends, demographic data, and economic indicators to assess investment viability.
  • Prepare investment memorandums and investment presentations for internal stakeholders and external investors.
  • Support the negotiation and structuring of joint ventures, debt financing, and equity investments.
  • Assist with deal closings.
  • Assist in preparing project budgets and cost projections
  • Stay current with industry trends and best practices in data analytics, multifamily operations, and real estate technology to continuously improve analytical capabilities and drive innovation.
  • Other duties as assigned.

Requirements

  • Bachelor’s degree in Mathematics, Data Science, Statistics, Finance, Real Estate, or a related field. MBA designation is a plus.
  • 2+ years of experience in real estate finance, real estate data analytics, development, investment analysis, or asset management in multifamily housing.
  • Advanced proficiency in Excel and financial modeling, including DCF, IRR, and waterfall structures.
  • Strong analytical and problem-solving skills with the ability to interpret complex financial data.
  • Excellent critical reasoning, quantitative, and analytical skills demonstrated by work experience and academic record.
  • Experience with market research tools such as RealPage or Entrata is a plus.
  • Excellent communication and presentation skills, with the ability to interact effectively with senior executives, investors, and partners.
  • Highly organized, detail-oriented, and able to manage multiple projects in a fast-paced environment.
  • Familiarity with joint venture agreements and loan documents is preferred.
