Colovore is the leader in ultra-high-density, liquid‑cooled AI colocation data centers for the deployment of AI inference, SuperPod, and AI factory applications and solutions. Role Overview

The Acquisitions Analyst will work directly with the VP of Acquisitions to source, evaluate and acquire sites for new data center developments. This role blends financial analysis, market research, and cross‑functional collaboration to support high‑impact decisions that shape the company’s growth strategy. You’ll conduct rigorous financial underwriting, analyze supply and demand dynamics, assess infrastructure and regulatory factors, and prepare clear, compelling materials for executive stakeholders. Key Responsibilities
Financial Modeling & Underwriting
  • Build and maintain detailed financial models to evaluate potential acquisitions and development opportunities—including cash flow projections, IRR, NPV, and scenario/sensitivity analyses.
  • Develop ad hoc sensitivity analyses in Excel to test key assumptions and understand risk drivers.
  • Validate and reconcile assumptions using market data, utility rates, tax structures, and operational inputs.
Site Evaluation & Market Research
  • Conduct market and submarket research, analyzing demand drivers (AI, cloud, enterprise), supply pipelines, land availability, zoning, tax incentives, and competitive landscapes.
  • Assess power, water, fiber, transportation, and regulatory conditions impacting site feasibility.
  • Track local permitting environments, entitlement requirements, and political/regulatory risks.
  • Create scoring frameworks and decision matrices to compare potential sites.
  • Coordinate technical, environmental, legal, and financial due diligence activities with internal teams and third‑party vendors.
  • Review due diligence reports and integrate findings into financial models and recommendations.
  • Ensure all diligence tasks are completed accurately and on schedule to support acquisition or development timelines.
  • Draft Investment Committee memos summarizing market dynamics, financial performance, due diligence findings, risks, and strategic rationale.
  • Create clear, concise PowerPoint presentations for senior leadership, incorporating financial models, site comparison results, and recommendations.
  • Support internal deal review meetings and prepare follow‑up analyses as needed.
Cross‑Functional Collaboration
  • Partner closely with Real Estate, Construction, Operations, Finance, and Legal teams to ensure holistic evaluation of site opportunities.
  • Coordinate with brokers, utilities, municipalities, and economic development agencies to gather external data.
Key Skills
  • Strong financial modeling and quantitative analysis skills, with proficiency in Excel.
  • Ability to interpret complex data and translate it into actionable insights and recommendations.
  • Excellent written and verbal communication skills, especially for executive‑level audiences.
  • Strong research skills with the ability to synthesize market, regulatory, and infrastructure information.
  • Highly organized, detail‑oriented, and able to manage multiple workstreams simultaneously.
  • Critical thinking and problem‑solving mindset, with a curiosity for understanding how markets and development decisions intersect.
  • Proficient with PowerPoint; familiarity with GIS tools, mapping platforms, or data visualization is a plus.
Required Experience
  • 2–3 years of experience in real estate, finance, private equity, consulting, economic development, data centers, industrial/logistics, or related fields.
  • Experience with financial modeling and underwriting (IRR, NPV, cash flow modeling).
  • Exposure to acquisitions, site selection, development, or due diligence preferred.
  • Bachelor’s degree in Finance, Economics, Real Estate, Engineering, or related field.
