Job description

Title Abstractor – Oil & Gas

Halo Land Management | Remote | Contract

Join a Fast-Growing Leader in Land Services

Abstract the Past. Empower the Future.

At Halo Land Management, we don’t just pull records — we bring clarity to complexity. As a Title Abstractor – Oil & Gas, you’ll help lay the legal foundation for high-value energy projects by tracing titles, resolving defects, and surfacing critical ownership data that drive decisions.

Founded in 2015 and headquartered in Canton, Ohio, Halo is one of the nation’s fastest-growing land service providers. We combine deep industry knowledge with a flexible, people-first culture that values precision, integrity, and results. If you’re a detail-driven title professional who thrives under pressure — you’ll fit right in.

A Day in the Life: Remote Work, Real Impact

You start the day reviewing a new tract assignment in Pennsylvania — a tight-turnaround scope for a mineral title run back to sovereignty. You use your tools: digital county records, Landex, your deed index cheat sheets. Within an hour, you’ve traced surface ownership to the 1950s and identified a mineral reservation that warrants further research. By midday, you're cross-checking an HBP leasehold interest against public production records and flagging a potential title defect related to an improperly probated estate. You note the break in chain, draft a curative comment, and update your flowchart and abstract. Later, you QC a run sheet, double-check a legal description, and upload the full file to the project portal before moving on to the next tract. Every detail matters — and every document tells a story that needs to be heard.

Whether you're sorting conveyances from multiple heirs, identifying gaps in leasehold chains, or translating courthouse records into clean, client-ready reports — you're the reason the project stays on track.

What You’ll Do
  • Conduct thorough research to determine surface and mineral ownership using county-level records.
  • Perform detailed title examinations, including full mineral, leasehold, and HBP (Held by Production) analysis.
  • Prepare professional abstracts, flowcharts, ownership reports, and run sheets.
  • Identify and document curative issues, probate gaps, and severed estate complications.
  • Track lease expirations and communicate risks or red flags to internal teams.
  • Work independently while maintaining speed, accuracy, and alignment with project goals.
What You Bring
  • 1+ year of mineral title experience (Appalachian Basin preferred).
  • Strong knowledge of oil & gas leasing, deed interpretation, and HBP determination.
  • Proven ability to manage complex chains of title and work independently.
  • Proficiency in Excel and familiarity with digital document management tools.
  • Operate under a registered LLC.
  • Active AAPL membership preferred.
  • Must be able to pass a federal and state background check.
