You start the day reviewing a new tract assignment in Pennsylvania — a tight-turnaround scope for a mineral title run back to sovereignty. You use your tools: digital county records, Landex, your deed index cheat sheets. Within an hour, you’ve traced surface ownership to the 1950s and identified a mineral reservation that warrants further research. By midday, you're cross-checking an HBP leasehold interest against public production records and flagging a potential title defect related to an improperly probated estate. You note the break in chain, draft a curative comment, and update your flowchart and abstract. Later, you QC a run sheet, double-check a legal description, and upload the full file to the project portal before moving on to the next tract. Every detail matters — and every document tells a story that needs to be heard.
