Zusammenfassung

Mavenside Consulting Pte Ltd is seeking an experienced Quantity Surveyor to manage the full cost and commercial aspects of interior fit-out projects from budgeting to final accounts. The role involves reviewing drawings, tendering, subcontractor negotiations and cost control while supporting project teams on delivery within approved budgets.

The position is based in Singapore's CBD with a 5-day work week and requires strong negotiation, analytical and communication skills, plus proficiency in QS

Qualifikationen

• Diploma or Degree in Quantity Surveying, Construction Management, Building or related discipline.
• Minimum 5 years of QS experience.
• Strong interior fit-out project experience essential.
• Experience in office/retail/hospitality/F&B or corporate interiors preferred.
• Strong knowledge of construction costs, subcontractor pricing and interior fit-out materials.
• Experience in tendering, procurement, cost control, variations and final accounts.
• Good understanding of construction contracts and commercial management.
• Strong negotiation, analytical and problem-solving skills.
• Excellent attention to detail with ability to manage multiple projects and deadlines.
• Ability to work independently and take ownership of commercial matters.
• Strong communication and interpersonal skills.
• Proficient in Microsoft Office and QS software.

Aufgaben

• Manage full QS and cost management for interior fit-out/renovation projects.
• Prepare cost estimates, budgets, BOQ and tender docs.
• Review drawings to determine quantities and costs.
• Source, evaluate quotations from subcontractors and suppliers.
• Prepare tender comparisons and provide commercial recommendations.
• Negotiate pricing, terms and contracts with subcontractors.
• Monitor costs, budgets and cash flow through project lifecycle.
• Manage variations, claims and final accounts.
• Review subcontractor progress claims and payments.
• Prepare monthly cost reports and project financial updates.
• Close out project costs accurately.

Job Responsibilities;

• Quantity Surveying & Cost Management

  • Manage the full quantity surveying and cost management function for interior fit-out and renovation projects
  • Prepare detailed cost estimates, project budgets, bills of quantities (BOQ) and tender documentation
  • Review drawings, specifications and project requirements to determine quantities, costs and potential commercial risks
  • Source, review and evaluate quotations from subcontractors and suppliers
  • Prepare tender comparisons and provide clear commercial recommendations to management
  • Negotiate pricing, commercial terms and contractual conditions with subcontractors and suppliers
  • Monitor project costs, budgets, commitments and cash flow throughout the project lifecycle
  • Prepare and manage variations, claims and other cost adjustments
  • Review and assess subcontractor progress claims and payment applications
  • Prepare monthly cost reports and provide regular updates on project financial performance
  • Manage project final accounts, ensuring all costs are accurately reconciled and properly closed out

• Contracts & Commercial Management

  • Review, administer and manage contracts, subcontract agreements and purchase orders
  • Assess variation orders, extension of time claims and other contractual or commercial submissions
  • Identify, monitor and proactively manage contractual and commercial risks
  • Liaise closely with project managers, designers, site teams, subcontractors and suppliers on commercial matters
  • Assist management in resolving contractual, commercial and cost-related issues
  • Maintain accurate project cost records, documentation and supporting commercial information

• Project & Team Collaboration

  • Work closely with design and project teams to ensure projects are delivered within approved budgets
  • Provide commercial input during design development, procurement and value-engineering exercises
  • Attend site meetings, progress meetings and project discussions as required
  • Support procurement and project teams in achieving cost-effective and commercially sound project delivery
  • Mentor and provide guidance to junior QS staff where applicable

Job Requirements;

• Diploma or Degree in Quantity Surveying, Construction Management, Building or a related discipline

• Minimum 5 years of relevant Quantity Surveying experience

• Strong and proven experience in interior fit-out projects is essential

• Experience in commercial office, retail, hospitality, F&B or corporate interior fit-out projects is preferred

• Strong knowledge of construction costs, subcontractor pricing and interior fit-out materials

• Proven experience in tendering, procurement, cost control, variations and final accounts

• Good understanding of construction contracts and commercial management

• Strong negotiation, analytical and problem-solving skills

• Excellent attention to detail with the ability to manage multiple projects, priorities and deadlines

• Ability to work independently and take ownership of commercial matters

• Strong communication and interpersonal skills

• Proficient in Microsoft Office and relevant quantity surveying or cost management software
