Job summary

ANRADUS PTE. LTD. is seeking a Quantity Surveyor (Commercial Fit-Out) to join our Ang Mo Kio team.

The role focuses on cost estimation, tender preparation, and supplier negotiations for interior fit-out projects. You will work with PMs and designers to manage budgets, margins, and commercial risks, ensuring timely delivery and accurate VO management. The ideal candidate has 2+ years of QS experience, understands SIA/REDAS contracts, and can read MEP and joinery drawings.

Qualifications

• Diploma or Degree in Quantity Surveying, Building, Construction Management.
• At least 2 years of QS experience, preferably in commercial interiors.
• Able to read architectural, MEP, and joinery drawings.
• Familiar with SIA/REDAS contracts and GeBIZ tender processes.
• Knowledge of fabrication methods and cost pricing.

Responsibilities

• Prepare cost estimates, BOQs, and quotes for tender projects.
• Source, evaluate, and negotiate quotes from subcontractors and vendors.
• Track scope changes and negotiate variation orders.
• Manage progress claims and final account reconciliation.
• Collaborate with project teams to control budgets and risks.

• Working Location: Ang Mo Kio
• Working Hours: 5 days (Monday – Friday, 9:00 AM – 6:00 PM)
• Salary Package: Basic Salary + VB + Medical Benefits
• Duration: Permanent Role

Key Responsibilities

• Prepare cost estimates, material take-offs, and Bills of Quantities (BQ) for commercial interior and tender projects, including GeBIZ submissions.
• Source, evaluate, and negotiate quotations from subcontractors, fabricators, and specialised AV/technology vendors.
• Track project scope changes and prepare and negotiate Variation Orders (VO) with clients and subcontractors.
• Manage progress claims, interim payments, and final account reconciliation according to contract requirements.
• Monitor project costs, review completed project margins, identify cost gaps, and maintain updated rate libraries.
• Work closely with project managers and designers to manage budgets, commercial risks, and project deadlines.
• Perform other related duties as assigned.

• Diploma or Degree in Quantity Surveying, Building, Construction Management, or a related field.
• At least 2 years of relevant QS experience, preferably in commercial interiors, retail, exhibition, or Design & Build projects.
• Able to read architectural, MEP, and joinery/carpentry drawings.
• Familiar with contract forms such as SIA/REDAS and tender processes such as GeBIZ.
• Knowledge of fabrication methods, joinery works, material pricing, and building requirements.
• Good commercial awareness, negotiation, cost control, and coordination skills.
• Able to manage multiple projects and meet deadlines.
