Job summary

Recruit Now Singapore Pte Ltd in Singapore seeks a Senior Project Manager to lead landed residential construction from pre-construction to handover, developing plans, schedules and milestones for timely delivery.

You will coordinate internal teams, consultants, subcontractors and suppliers to meet safety, quality and budget targets on luxury projects.

Qualifications

• Bachelor's degree in civil engineering, building, construction management or related discipline.
• Minimum 5 years of Singapore construction experience.
• Minimum 3 completed landed residential projects from foundation to TOP/CSC.
• Project experience with SGD 3 million+ value.
• Experience delivering luxury or bespoke residential projects.

Responsibilities

• Lead and manage construction projects from pre-construction through to final completion and handover.
• Develop project execution plans, construction strategies, programmes and milestones.
• Monitor progress against approved schedules and deliverables.
• Ensure projects are completed safely, on time, within budget and to quality standards.
• Establish and implement project-specific quality plans and inspection procedures.
• Conduct pre-construction reviews and constructability assessments.
• Identify design, construction, coordination and programme risks and maintain risk registers.
• Act as primary project representative for clients and homeowners.
• Monitor budgets, costs and overall commercial performance.
• Manage project documentation including shop drawings and method statements.

About the role

Lead and manage construction projects from pre-construction through to final completion and handover. Develop project execution plans, construction strategies, programmes and key milestones. Monitor project progress against approved schedules and deliverables. Ensure projects are completed safely, on time, within budget and to the required quality standards. Coordinate internal teams, consultants, subcontractors, suppliers and other stakeholders to achieve project objectives.

Key responsibilities

• Lead and manage construction projects from pre-construction through to final completion and handover

• Develop project execution plans, construction strategies, programmes and key milestones

• Monitor project progress against approved schedules and deliverables

• Ensure projects are completed safely, on time, within budget and to the required quality standards

• Establish and implement project-specific quality plans, inspection procedures and quality benchmarks

• Conduct pre-construction reviews and constructability assessments

• Proactively identify design, construction, coordination and programme risks and maintain project risk registers

• Act as the primary project representative for clients and homeowners

• Monitor project budgets, costs and overall commercial performance

• Manage and coordinate project documentation and submissions including shop drawings, material submissions and method statements

Requirements

• Bachelor's Degree in Civil Engineering, Building, Construction Management or a related discipline

• Minimum 5 years of Singapore construction experience

• Minimum 3 completed landed residential projects, covering the full project lifecycle from foundation works through to TOP/CSC

• Proven experience managing projects with a value of SGD 3 million and above

• Demonstrated track record in delivering luxury, high-end or bespoke residential projects

• Strong technical knowledge in structural works, architectural construction and finishes, luxury finishing standards, waterproofing systems and building services

• Demonstrated experience in project cost control, budget monitoring, Variation Order (VO) management, Extension of Time (EOT) claims and contract administration

• Ability to lead multidisciplinary project teams effectively and manage demanding clients, consultants and stakeholders

• Proficient in Microsoft Office, AutoCAD, project scheduling software and BIM coordination tools

• End to end landed residential project experience, mainly in project management
