Job summary

Qualifications

• Degree in Real Estate, Business, Marketing or a related discipline.
• At least 8 years of residential property sales and marketing experience in Singapore.
• Proven experience supporting planning and launch of residential development projects.
• Good understanding of the Singapore residential property market and regulatory environment.

Background

Our client, part of an esteemed global MNC, is an established residential real estate developer in Singapore with track record of successful project launches. They're looking for an astute Sales & Marketing professional with at least a few development cycles of residential project sales & marketing experience.

Role

Reporting to the Head of Sales and Marketing, you will support the planning and execution of the Company's residential sales and marketing activities across the development lifecycle, from product planning and project launch through sales and project completion. You will work closely with the Head of Sales and Marketing, internal and external stakeholders to implement sales strategies, monitor market developments and ensure the effective execution of project sales and marketing initiatives.

Key responsibilities include

• Product Development & Feasibility
• Work closely Business Development and Project team, JV partners, architects and consultants from the conceptual stage to support product planning, unit mix, layout optimisation and project positioning.
• Conduct market research and analyse buyer preferences, competitor projects, pricing and market trends to support product positioning and sales recommendations.
• Provide market inputs for land acquisition and tender exercises, including competitor analysis, pricing benchmarks, product positioning and sales projections.
• Support feasibility studies for investment decisions by providing relevant market and sales insights.

Sales & Marketing

• Support the development and implementation of sales strategies for residential projects.
• Monitor sales performance, market conditions and competitor activities, and provide recommendations on pricing, sales programmes and inventory management.
• Assist in pricing reviews and the preparation of pricing proposals based on market feedback, competitor analysis and sales performance.
• Work closely with JV partners, property agencies and agents to gather market feedback, support sales initiatives and maintain sales momentum.
• Coordinate with JV partners, appointed creative agencies and consultants on the execution of branding, marketing communications and promotional activities.
• Assist in developing and implementing sales programmes, including agency engagement and commission structures where required.
• Support the planning and execution of new launches, subsequent sales phases and other sales initiatives, including showflat readiness, sales documentation, marketing materials etc.
• Assist in the preparation and review of marketing materials, sales documentation, showflat requirements and other launch-related deliverables.

Market Intelligence

• Monitor residential market trends, competitor activities, buyer preferences and relevant regulatory developments.
• Conduct regular market research and site/showflat visits to gather market intelligence and identify emerging trends.
• Prepare regular market reports, competitor analyses and sales updates to support the Head of Sales and Marketing and Management in decision-making.
• Maintain relevant market and project data to support sales, pricing and future development strategies.

Others

• Ensure sales and marketing activities are carried out in compliance with relevant regulatory requirements and company procedures.
• Prepare regular sales reports, market updates and presentations for Management and other stakeholders.
• Support other sales and marketing activities across the Company's existing and future residential developments as required.
• Assist the Head of Sales and Marketing in other projects and initiatives when required.

Requirements

• Degree in Real Estate, Business, Marketing or a related discipline.
• At least 8 years of relevant experience in Singapore residential property sales and marketing, preferably with recent experience in private residential developments.
• Proven experience in supporting the planning and launch of residential development projects.
• Good understanding of the Singapore residential property market, buyer trends and relevant regulations.
• Familiarity with product planning, project positioning, pricing and sales processes.
• Commercially minded with good analytical and problem-solving skills.
• Able to work effectively with internal teams and external stakeholders, including JV partners, consultants, marketing agencies and property agencies.
• Strong communication, coordination and stakeholder management skills.
• Self-driven and able to work effectively in a fast-paced project environment.
• Strategic thinking and project management skills.
• Fluent in English and Mandarin.
• Willing to support weekend sales launches and marketing events when required.
