Job summary

INTUIT RECRUITMENT PTE. LTD. is assisting a leading Real Estate client in Buona Vista to hire a Senior M&E Facilities Engineer.

You will lead a team of technicians, oversee ACMV, electrical, lighting, fire protection, plumbing, and BMS operations, and ensure preventive maintenance aligns with schedules and safety standards. You will manage contractors, review maintenance reports, draft tender documents, control budgets, and support capital projects from budgeting to handover, while maintaining

• Diploma in Mechanical or Electrical Engineering required.
• At least 5 years of relevant experience in M&E facilities.
• Strong ability to engage with tenants, contractors, and stakeholders.

Responsibilities

• Lead a team of technicians and provide technical guidance on troubleshooting, preventive maintenance, corrective work, and daily operations.
• Supervise operation and maintenance of ACMV, electrical, lighting, fire protection, plumbing & sanitary systems, and BMS.
• Perform routine inspections of M&E facilities and follow up on rectification works and improvements.
• Plan and monitor preventive maintenance to meet schedules, regulations, and safety standards.
• Manage contractors and service providers, monitor quality, safety, progress, and deliveries.
• Review maintenance reports and contractor payments.
• Administer maintenance contracts including tender documents and awards.
• Handle repair, upgrades, and asset improvement projects with scopes, quotes, budgets, and approvals.
• Support planning and execution of M&E capital projects from budgeting to handover.
• Review tenant fit-out proposals for compliance with requirements.
• Respond promptly to maintenance requests to minimise tenant disruption.
• Prepare management reports on utility consumption and usage trends.
• Maintain accurate maintenance and asset records.
• Undertake additional duties assigned by Management.

Job description

Our esteemed client in the Real Estate industry is seeking a Senior M&E Facilities Engineer to join their dynamic team:

• Employment Type: Permanent
• Position: Senior M&E Facilities Engineer
• Location: Buona Vista
• Working Hours: Monday to Friday, 8.30am to 6pm
• Salary Package: Up to $5,500 + $80 (Phone Allowance) + Bonus

Job Responsibilities:

• Lead a team of technicians and provide technical guidance on troubleshooting, preventive maintenance, corrective work, and daily operations.
• Supervise operation and maintenance of key building services, including ACMV, electrical, lighting, fire protection, plumbing & sanitary systems, and Building Management Systems (BMS).
• Perform routine inspections of all M&E facilities to ensure they are well maintained and functional, thereafter follow up on rectification works and recommend improvements where required.
• Plan and monitor preventive maintenance programmes to ensure compliance with maintenance schedules, statutory regulations, and safety standards.
• Manage contractors and service providers by monitoring the work quality, safety compliance, project progress, and service delivery.
• Review maintenance reports, work completion records, and contractors’ claim prior to payment.
• Administer maintenance contracts, including reviewing contract scope, preparing specifications, drafting tender documents, evaluating quotations/tenders, recommending contract awards, and managing contract renewals.
• Handle repair, upgrading, and asset improvement projects by drafting scopes of work, seeking quotations and management approval, controlling budget, supervising execution, and certifying completed works for payment.
• Support the planning and execution of M&E capital improvement projects from budgeting through implementation and handover.
• Review tenant fit-out and reinstatement proposals to ensure compliance with building requirements, statutory regulations, and engineering standards.
• Respond to maintenance requests and operational issues promptly to minimise disruption to tenants.
• Prepare management reports on utility consumption and usage trends, while recommending initiatives to improve energy and water efficiency.
• Maintain accurate records relating to maintenance activities, contracts, statutory compliance, and asset performance.
• Undertake additional duties or projects assigned by the Management.

Job Requirements:

• At least a Diploma in Mechanical or Electrical Engineering or a related discipline.
• Minimum 5 years of working experience in the related field is required.
• Ability to engage effectively with tenants, contractors, service providers, and various stakeholders.
