Job summary

Siemens, based in Singapore, is seeking a Regional Asset Manager to lead and optimise a 130,000 m² portfolio across ASEAN, Japan, South Korea and Australia. The role combines strategic asset management with commercial performance and stakeholder leadership, with responsibility for Singapore office and factory facility management.

Job description

Take the lead in shaping and optimizing our real estate portfolio across Asia Pacific and Japan. As Regional Asset Manager, you will oversee approximately 130,000 m² of office and industrial space across ASEAN, Japan, South Korea and Australia, combining strategic portfolio management with commercial performance, stakeholder leadership and operational excellence. Based in Singapore, you will also oversee facility management activities for our Singapore office and factory.

You'll make a difference by

• Lead the regional real estate portfolio: Manage the Asset Management function across ASEAN, Japan, South Korea and Australia, covering approximately 130,000 m² of office and industrial space, while aligning regional priorities with the global real estate strategy.
• Shape portfolio and location strategies: Monitor real estate market developments, conduct market and location analyses, optimise space utilisation, manage vacancies and develop strategies that respond to business needs and market conditions.
• Build strong customer and stakeholder relationships: Partner with internal customers to understand their business needs, set objectives for Property Management and develop appropriate real estate solutions, including investment proposals.
• Manage commercial agreements, partners and risk: Negotiate commercial terms and rental agreements, evaluate external service providers and proactively identify and mitigate operational risks across the portfolio.
• Improve portfolio performance and manage transactions: Drive continuous optimisation of real estate costs and support acquisitions and disposals, including due diligence, investment evaluation and contract negotiations.
• Drive operations and strategic initiatives: Oversee facility management activities for the Singapore office and factory in close partnership with the Integrated Facility Management provider, while implementing strategically important real estate initiatives across the APJ region, including digitalisation and decarbonisation priorities.

Your defining qualities

• Extensive real estate experience: You bring 10–15 years of operational real estate experience, ideally managing both office and industrial or factory portfolios.
• Relevant academic or professional background: You hold a Bachelor’s or Master’s degree in Civil or Electrical Engineering, an advanced real estate technical qualification, or equivalent professional experience.
• Strong corporate real estate expertise: You have sound knowledge of corporate real estate management, real estate markets, strategic portfolio development, asset management, property management and facility management.
• Commercial and project management capability: You have strong commercial judgement with experience in project management, real estate development, and opportunity and risk management.
• Leadership and stakeholder management skills: You are an effective leader and negotiator with strong customer orientation and the ability to manage service providers and senior stakeholders, combining strategic thinking with assertiveness, flexibility and the ability to influence and motivate others.
• Digital, sustainability and communication capability: You have foundational experience in the digitalisation and decarbonisation of real estate and a high level of written and spoken English.
