Job summary

WESTLITE DORMITORY MANAGEMENT PTE. LTD. in Singapore is seeking a Senior Project/Property Development Manager to oversee full lifecycle of projects for new developments and existing assets.

You will coordinate with cross-functional teams, conduct technical due diligence, manage budgets, timelines, tendering, and ensure compliance with regulatory requirements, quality standards and SOPs. Candidates should have a degree in Architecture/Engineering or Real Estate, 5+ years in real estate

Qualifications

  • Degree in Architectural, Quantity Surveyor, Mechanical & Electrical, Civil & Structural Engineering, Project Management, Real Estate or related discipline.
  • Proficient in Microsoft Office (Word, Excel, Power Point), MS Project, AutoCAD.
  • Minimum of 5 years' professional experience with a high degree of technical competence in real estate development for lodging assets with ability to manage all design and technical due diligence and ownership/ operations issues that arise including structural, IT, building envelope, MEP, environmental, sustainability, vertical transportation, fire/life safety, development and redevelopment and reporting.
  • Experienceinmarketresearch,evaluation,financeanddesignfeasibilitystudiesofpotential land/ asset acquisitions will be a plus.
  • Strong leadership qualities and the ability to lead members of the project team to deliver outstanding product standards.
  • Good communication, dynamic, self-motivated, proactive and result-oriented with a proven track record.
  • Abilitytotravel occasionally tomanageoverseas projects.
  • Overseasprojectexperienceisadvantageous
  • PriorexperiencewithRealEstate Developerand/orConsultancyfirmswillbeabonus.

Responsibilities

  • Manage various stages and all aspects of property and project management from inception to completion,includingbutnotlimitedtofeasibilitystudy, planning,designandqualitymanagement, budget and cost control, contract management, tender and procurement, construction, post- construction, maintenance and enhancement Works. Develop and implement policies and practices for pre-contract, construction, and post-construction phases.
  • Manageandcollect dataforproject progressreportingandbenchmarking.
  • Manage the company and project filing system. Implement group-wide project and development management regime and documentation control.
  • Preparationofcontractualandtenderdocumentsforreview,approval andsubmission.
  • Organise, plan and set targets for construction activities, review construction requirements and methodology, optimize resource allocation and perform tender evaluation.
  • Trackprojectschedule andbudget,conduct co-ordinationmeetingsandsitevisits.
  • Evaluate contractor claims,variations,delayandextension oftime(EoT).
  • Followestablishedquality controlpolicies,processes andprocedures.
  • Coordinate and manage site team and project stakeholders (i.e., consultants, contractors, operators, suppliers, authorities, etc.) effectively to ensure that the project is completed in compliance with the specifications, quality standards, cost and time frame.
  • Coordinate and manage project completion documents for approval and submission in compliance with the relevant regulatory and legislative requirements.
  • Managetheproject handoveranddefects managementprocess.
  • Conduct scheduled checks and inspections on ground to ensure properties / assets are well maintained and met the requirement of SOP/KPI.
  • Review and recommend the appropriate replacement/ enhancement plans for properties / assets under management for maximizing profits and minimizing risks that align with the company’s business goals.
  • OverseeCapitalExpendituressuchasproposal,budgeting,call /evaluate tendersandmanagethe implementation of projects.
  • Responsibleforbudgetary controlswithoutcompromisethequalityofendproduct.
  • Manage and execute other duties and responsibilities from time to time that are assigned by the Head of Property Development and / or the Company.
  • Perform any ad-hoc tasks as assigned by company from time to time.

An individual with strong passion in real estate, the incumbent’skey duties are executing in full life cycle for project and development management functions for new developments and existing properties/ assets.
