We are seeking a thoughtful and detail-oriented Project Manager to oversee real estate development projects from initial concept through to post-handover. Your primary focus will be Design & Project Management—driving high-quality design coordination, end-user experience, commercial discipline, and multi-disciplinary alignment.
While daily site execution is managed by contractors, you will provide targeted on-site quality translation, ensuring that mock-ups, material finishes, workmanship, and maintainability details on the ground strictly match the developer's standards to minimize future defects.
Design Intent & End-User Perspective: Lead design reviews with architects and interior designers, evaluating layout efficiency, functional aesthetics, spatial flow, and touchpoints from the perspective of the future buyer/tenant.
Product Optimization: Refine unit layouts, common area provisions, and amenity spaces to enhance lifestyle appeal, marketability, and customer delight.
Design for Maintainability & User: Work with consultants in the design development stage—selecting durable materials and practical detailing to lower long-term facility maintenance costs and sinking fund pressures.
Sales & Marketing Alignment: Partner with Marketing and Sales teams to align technical specifications with launch collaterals, show flat designs, and customer expectations.
Estate Management & Operational Readiness: Coordinate with the internal Facilities/Estate Management team early to ensure seamless operational transition post-completion.
Defect Liability Period (DLP) Strategy: Establish defect-minimization protocols before handover to protect developer brand reputation during the DLP and handover stages.
Portfolio Reporting: Assist in preparing regular executive status reports detailing project health, cost performance, schedule milestones, and strategic risk management.
Regulatory & Statutory Submissions: Oversee consultants to ensure full compliance with local authority requirements (BCA, URA, LTA, PUB, NEA) and secure timely TOP/CSC approvals.
Quality & Workmanship Oversight: Perform targeted, periodic site walks to inspect critical finishings, joinery, waterproofing, and high-touch customer areas against CONQUAS and Quality Mark standards.
Mock-Up & Sample Reviews: Lead on-site mock-up reviews and trade sampling to set strict workmanship benchmarks for main contractors before full implementation.
Timeline Oversight: Monitor macro progress against baseline schedules, working with consultants to resolve site-level technical queries and prevent physical execution delays.
Commercial Oversight: Collaborate with Quantity Surveyors (QS) and consultants to manage development budgets, cost assumptions, Variation Orders (VOs), and financial reviews throughout the project lifecycle.
Consultant & Contractor Procurement: Implement procurement strategies, evaluate tender submissions, and administer consultant service agreements and main construction contracts.
Value Engineering with Purpose: Drive value engineering exercises that optimize costs without compromising architectural integrity, quality finishes, or end-user experience.
Education: Degree in Architecture, Civil/Structural Engineering, or Construction Management.
Experience: Minimum 3 to 5 years of project/design management experience with a real estate developer, consultancy, or multidisciplinary property firm.
Developer Mindset: Passionate about architectural design, end-user functionality, and building space quality.
Technical Knowledge: Strong understanding of local building codes and submission process (BCA, URA, CORENETX), CONQUAS standards, and local contract forms (SIA, REDAS).
Quality Standard Bearer: High attention to detail regarding material selection, finishing quality, and defect prevention on site.
