Job summary

3SI PTE. LTD. is seeking a Project Manager to lead security system projects in Singapore. You will oversee planning, execution, client liaison, and delivery across CCTV, access control, PSIM, and data centre security solutions.

You will coordinate engineering, procurement, installation, testing and commissioning, manage budgets and claims, ensure compliance with safety regulations, and mentor project teams to achieve on-time, on-budget handovers with zero defects.

Qualifications

• Proven experience in planning and managing security system projects.
• Strong stakeholder management and communication skills.
• Experience coordinating cross-functional teams in field projects.

Responsibilities

• Project Planning: review documents, develop execution plans, define milestones, monitor timelines.
• Project Execution: manage end-to-end delivery, coordinate engineering, procurement, installation, testing and commissioning.
• Client Management: act as primary point of contact, attend meetings, maintain client relationships, submit updates.

Job description

Possess a valid Class 3 driving licence (preferred).

Project Planning

• Review contract documents, drawings, specifications, and project requirements.
• Develop project execution plans, work schedules, and resource allocation plans.
• Define project milestones and monitor progress against agreed timelines.
• Conduct project kick-off meetings with internal teams and clients.

Project Execution

• Manage the end-to-end delivery of security system projects.
• Coordinate engineering, procurement, installation, testing, and commissioning activities.
• Ensure all project deliverables comply with contract requirements and applicable standards.
• Monitor site progress and resolve technical or operational issues promptly.

Client Management

• Serve as the primary point of contact throughout project execution.
• Attend site meetings, progress meetings, and coordination meetings.
• Maintain strong client relationships through proactive communication.
• Ensure timely submission of reports, documentation, and project updates.

Resource & Vendor Management

• Plan manpower requirements and assign work effectively.
• Coordinate subcontractors, suppliers, and vendors.
• Monitor equipment deliveries and material availability.
• Ensure efficient utilisation of company resources.

Financial & Commercial Management

• Monitor project budgets, costs, and profitability.
• Track variations (VOs) and ensure prompt submission for client approval.
• Verify supplier invoices and subcontractor claims.
• Support progress claims, invoicing, and payment collections.
• Identify cost-saving opportunities without compromising quality.

Quality Assurance

• Ensure installations comply with approved drawings and project specifications.
• Conduct inspections and quality checks before handover.
• Ensure proper testing, commissioning, and system acceptance.
• Manage defect rectification and project close-out activities.

Risk Management

• Identify project risks and implement mitigation measures.
• Escalate critical issues to management promptly.
• Develop contingency plans to minimise project delays and commercial risks.
• Ensure contractual obligations are fulfilled.

Health, Safety & Compliance

• Ensure compliance with Workplace Safety and Health (WSH) regulations.
• Enforce safe work practices on all project sites.
• Conduct toolbox meetings and safety briefings where required.
• Ensure all necessary permits and documentation are maintained.

Documentation

• Maintain project documentation, including:
• Project schedules
• Method statements
• Risk assessments
• Shop drawings
• Material submissions
• Inspection and test records
• Progress reports
• As-built drawings
• Operation & Maintenance (O&M) manuals
• Handover documentation

Team Leadership

• Lead engineers, supervisors, technicians, and subcontractors.
• Conduct regular project review meetings.
• Mentor and develop project team members.
• Promote accountability, teamwork, and continuous improvement.
