Job summary

Stellar Lifestyle, the largest managing agent of retail and advertising spaces in Singapore's rail network, seeks a Manager, Leasing to lead leasing strategies across MRT, LRT stations and bus interchanges. You will establish networks with tenants and agents and drive value for our properties while serving commuters.

The ideal candidate has a degree in Business or Real Estate and 5-7 years of retail property leasing experience, with at least 2 years in a supervisory role.

Qualifications

• Degree in Business, Real Estate/Building or related field preferred.
• 5-7 years of retail property leasing/marketing experience with at least 2 years in a supervisory role.
• Experience with land lease matters and local planning regulations is advantageous.

Responsibilities

• Lead end-to-end leasing for MRT retail spaces, including sourcing, negotiation, documentation and onboarding.
• Develop leasing strategies to optimize occupancy, rental income and trade mix across MRT network.
• Cultivate relationships with tenants, franchise operators, business partners and agents.
• Conduct market research to identify trends and suitable tenant categories.
• Review lease proposals, renewals and tenancy terms in line with guidelines.
• Coordinate with internal teams for seamless handover, fit-out and openings.
• Track and report leasing KPIs and pipeline.
• Provide guidance to leasing executives or junior team members.

Job Purpose

The Manager, Leasing position involves managing and leading leasing strategies and trade mix plans across our various spaces and properties, including our MRT, LRT stations and bus interchanges. You will be at the forefront of the action, establishing networks with all tenants and agents and enhancing the value of all our properties while bringing conveniences for our commuters and the community.

Responsibilities

• Lead the end-to-end leasing process for retail shop spaces within MRT stations, including tenant sourcing, lease negotiation, documentation, and onboarding.
• Develop and execute leasing strategies to optimize occupancy, rental income, and trade mix across the MRT retail network.
• Cultivate and maintain strong relationships with tenants, franchise operators, business partners, and agents to drive leasing opportunities.
• Conduct market research and benchmarking to identify trends, suitable tenant categories, and potential prospects aligned with commuter traffic and station profiles.
• Review and recommend lease proposals, renewals, and tenancy terms in line with leasing guidelines and business objectives.
• Work closely with internal stakeholders to ensure seamless lease handover, fit-out coordination, and timely shop openings.
• Track and report leasing KPIs, including occupancy rates, rental performance, and leasing pipeline.
• Provide guidance to leasing executives or junior team members.

Qualifications & Work Experience

• Degree in Business, Real Estate/Building or related qualifications is preferred
• Min 5-7 years of experience in retail property leasing/marketing with at least 2 years in a supervisory capacity is preferred
• Preferably have experience in handling land lease matters and prior knowledge in local planning regulations, land laws and Tenancy Agreement.
