Job summary

Hongkong Land (Singapore) Pte Ltd is seeking an Assistant Manager, Leasing to support the leasing and marketing functions for Citylink Mall and One Raffles Link in Singapore. The role focuses on executing strategic asset management, engaging tenants and representatives to build long-term relationships, and maximizing occupancy and yield across the portfolio.

The incumbent will be involved in budgeting and re-forecasting and provide necessary portfolio analysis to drive performance and value

Qualifications

• At least 5 years of relevant experience in retail marketing and leasing.
• Registrations as Salesperson under the Estate Agents Act (EAA) or qualifications equivalent to Real Estate Salesperson (RES) advantageous.

Responsibilities

• Develop and implement leasing strategy and tenant mix to achieve maximum occupancy and income.
• Manage existing tenancies and maintain strong landlord-tenant relationships.
• Review lease proposals and provide recommendations to optimize terms.
• Prepare monthly tenants’ sales performance reports and drive revenue with tenants.
• Lead negotiations to secure leasing deals and ensure proper lease documentation.

We are seeking a detail-oriented and proactive Assistant Manager, Leasing to join our dynamic team in Singapore. The ideal candidate will support the leasing and marketing functions of Citylink Mall and One Raffles Link. Execute strategic asset management strategies for the commercial portfolio assigned by pro-actively engaging tenants and shareholders’ representatives to establish long-term business relationships, maximizing occupancy and yield of the portfolio. The individual will involve in the budgeting and re-forecasting exercises and provide necessary analysis of the portfolio.

Key Responsibilities

Leasing and Marketing

• At least 5 years relevant experience in retail marketing and leasing.
• Candidates who are registered as Salespersons under the Estate Agents Act (EAA) or possess qualifications equivalent to Real Estate Salesperson (RES) examination will have added advantage.
• Develop and implement leasing strategy and tenant mix for retail properties to achieve maximum occupancy rate and income for portfolio.
• Manage existing tenancies and establish/maintain good landlord-tenant relationships
• Review lease proposals received and put forth recommendations
• Strong networking channels with tenants and agents
• Prepare and analyse monthly tenants’ sales performance report and work with tenants to improve revenue
• Ensure above-budget rent and competitive optimal lease terms for new or renewing tenants are achieved
• Engage in negotiations to secure leasing deals and facilitate the proper execution of necessary leasing documents - from managing leasing enquiries to completion of lease documentation and ensure compliance with company operating procedures.
• Lease preparation and administration in accordance with company operating procedures
• Proactive in obtaining market research data and rental competition etc.
• Work with Facilities Management and Finance team to ensure smooth day-to-day operations of the portfolio and good tenants’ experience – to highlight any opportunities to improve property performance
• Work with the Marketing team to enhance the awareness of branding of the mall, and the planning and execution of the advertising and promotional campaigns in the mall
• Monitor and review leasing & marketing operations and ensure proper policies and procedures are followed
• Property Tax related matters
• Track rental arrears, update credit control report bi-monthly and follow up with tenant on any rental arrears and to initiate necessary action to recover any arrears

Data, Innovation and Technology

• Track technological trends in the real estate and other related spaces and propose solutions to improve efficiency and performance.

Others

• Supervise and lead junior leasing/marketing personnel
• Other projects/tasks as requested depending on business requirements
