Job summary

Singapore Land Group is seeking an Engineering Services professional to plan and supervise maintenance, capex, and tenant alterations for reliable building operations.

Responsibilities include managing cost, contract management, and coordinating with vendors, consultants and tenants to ensure regulatory compliance and optimal cost efficiency.

Qualifications

• Degree or Diploma in Electrical or Mechanical Engineering or equivalent.
• Minimum 3 years of relevant experience.
• Experience in real estate development, retail, or M&E contractors preferred.
• Strong technical knowledge of building equipment and components.
• Ability to operate and troubleshoot building systems.
• Strong communication and people management skills.

Responsibilities

• Plan equipment maintenance, repair and minor enhancements for service reliability.
• Supervise maintenance works to ensure timely execution by technicians or vendors.
• Supervise inspections to identify and address system anomalies.
• Execute capex replacements to minimize disruptions and ensure performance.
• Participate in energy and water efficiency technology evaluations.
• Ensure maintenance complies with regulatory and contractual requirements.
• Implement best practices to comply with OHS and environmental regulations.
• Manage service requests and faults for timely response and closure.
• Draft tender specifications for capex and term contracts.
• Participate in tender evaluations and vendor performance assessments.
• Monitor attendance of staff and outsourced providers for compliance.
• Participate in new contract models evaluation for cost efficiency.
• Advise on tenancy design guidelines and alterations for compliance.
• Participate in meetings with consultants, tenants and contractors.

1. Engineering Services

• Plan equipment maintenance, repair and minor enhancement works for better service reliability.

• Supervise maintenance works to ensure works are carried out timely and diligently by technicians or vendors.

• Supervise periodical inspections to identify and address any system anomalies.

• Execute capex replacements to minimize system disruptions and ensure the building systems perform as intended.

• Participate in new energy & water efficient technologies evaluation for improvements to equipment and cost efficiency.

• Supervise and ensure maintenance works carried out are in compliance to regulatory and contractual requirements.

• Implement best practices in line with industry standards to maintain compliance with OHS and environmental regulations.

• Manage service requests and faults to ensure timely response and closure.

2. Cost Management

• Participate in annual operating and capital expenditure budge reviews execution of building plans and maintenance requirements.

• Control expenditures to be within budgets.

• Verify payments to term contractors for works that are completed and to our satisfaction.

3. Contract Management

• Draft tender specification for capex and term contract renewals to incorporate latest requirements and standards.

• Participate in tender/quotation submissions evaluation for recommendations to award.

• Participate in vendor's performance assessment to identify areas for improvement.

• Execute work plans and monitor attendance of both internal staff and outsourced service providers for compliance to requirements.

• Participate in new contract models' evaluation for better cost efficiency and productivity.

4. Tenant fit-out, Additions and Alterations works

• Contribute to work requirements for compliance to requirements under the tenancy design guidelines and regulatory requirements.

• Participate in tenancy design guidelines review periodically for alignment with new requirements and/or standards.

• Advice on change of uses, reconfiguration, subdivision of tenanted units for compliance to building system and regulatory requirements.

• Participate in meetings with consultants, tenants and contractors for the coordination of works.

5. Any other duties as assigned by the Management

Job Requirements

• Degree or Diploma in Electrical or Mechanical Engineering or equivalent

• Minimum 3 years of relevant experience

• Preferably with experience in real estate developer, retail industry or M&E contractors.

• Possess strong technical knowledge of building equipment and components

• Ability to operate and troubleshoot building system and equipment

• Strong communication and people management skills with ability to lead, guide and coach team.
