Job summary

DADACONSULTANTS PTE. LTD. is seeking a Contract Manager to oversee contracts, QS activities, and commercial management on Singapore projects.

The role includes reviewing main and subcontract agreements, managing variations and claims, and ensuring compliance with contracts and regulations. Responsibilities extend to advising project teams, conducting site meetings with stakeholders, and mitigating risks throughout the project lifecycle.

Qualifications

• Degree in Quantity Surveying, Construction Management, Building, or a related discipline.
• Professional membership with SISV, RICS, or an equivalent professional body is an advantage.
• Minimum 5-8 years of experience in contract management and/or quantity surveying within the construction industry.
• Experience in the Singapore construction industry with knowledge of local practices, regulations, and market rates.
• Experience with curtain wall or façade specialist contractors is preferred.
• Candidates with experience with main contractors in general building construction will be considered.

Responsibilities

• Prepare and manage variation, loss and expense claims, and EOT submissions.
• Monitor and enforce contractual milestones, deliverables, and obligations.
• Oversee quantity take-offs and BOQs for tender submissions and budgeting.
• Review interim payment claims and progress valuations.
• Lead commercial negotiations where required.
• Oversee measurement, valuation, and agreement of interim and final accounts.
• Provide contractual and commercial advice to project teams.
• Attend site and project meetings with stakeholders.
• Identify, assess, and mitigate contractual and commercial risks.
• Support dispute resolution and commercial negotiations.
• Prepare monthly commercial reports and maintain contract documentation.
• Support internal audits, commercial reviews, and process improvements.

Contract Manager

Key Responsibilities

Contract Administration

Review, administer, and manage main contracts and subcontract agreements.

Manage contractual correspondence, notices, and documentation.

Ensure compliance with contractual terms, conditions, and applicable statutory requirements.

Prepare and manage variation claims, loss and expense claims, and Extension of Time (EOT) submissions.

Monitor and enforce contractual milestones, deliverables, and obligations.

Quantity Surveying (QS) & Commercial Management

Oversee and guide the QS in preparing quantity take-offs and Bills of Quantities (BOQs) for tender submissions and internal budgeting.

Review and manage interim payment claims and progress valuations.

Evaluate subcontractor and supplier quotations, and lead commercial negotiations where required.

Oversee measurement, valuation, and agreement of interim and final accounts.

Project Commercial Support

Provide contractual and commercial advice to project teams throughout the project lifecycle.

Attend site and project meetings, liaising with main contractors, clients, consultants, and other stakeholders.

Identify, assess, and mitigate contractual and commercial risks.

Support dispute resolution, mediation, and commercial negotiations.

Documentation & Reporting

Prepare monthly commercial reports for management review.

Maintain accurate and systematic contract documentation and records.

Support internal audits, commercial reviews, and continuous process improvements.

Requirements

Education & Qualifications

Degree in Quantity Surveying, Construction Management, Building, or a related discipline.

Professional membership with SISV, RICS, or an equivalent professional body is an advantage.

Experience & Skills

Minimum 5-8 years of experience in contract management and/or quantity surveying within the construction industry.

Experience in the Singapore construction industry is required, with a sound understanding of local construction practices, regulations, and market rates.

Experience with curtain wall or façade specialist contractors is preferred.

Candidates with relevant experience working for main contractors in general building construction will also be considered.
