Job summary

ETC is seeking an experienced Facilities Manager to lead a property maintenance team across a condo estate in Singapore. You will ensure high standards of building upkeep, supervise M&E technicians, and coordinate with contractors to deliver timely repairs and preventive maintenance.

Responsibilities

• Lead a team of Property Executives and Technicians to maintain the estate to client standards.
• Supervise M&E technicians; plan duty rosters.
• Inspect M&E plant and facilities for smooth operation.
• Coordinate with contractors and verify work quality.
• Address residents' complaints and ensure compliance with regulations.
• Assist in recruitment and daily reporting to the Condo Manager.

Job description

Reporting to the Executive Director / Senior Director / Property Manager/ Site Manager. You will lead a team of Property Executive(s) and/or Technician to ensure that the property is maintained at a standard expected by the client.

Responsibilities

• Fully responsible for the building maintenance of the estate / complex / building he is assigned to.
• Heads the building maintenance team of the estate / complex / building.
• Supervise M&E Technicians / Handymen; plan their duty roster.
• Conduct regular inspection to ensure smooth operation of all M&E plant e.g. air-con, electrical lighting, toilets, fire protection system, etc.
• Supervise all term / M&E contractors engaged for clients.
• Check and certify work done by contractors.
• Liaise with contractors on the management and repair of defects in the building / estate.
• Attend to all subsidiary proprietors’ and occupiers’ complaints.
• Troubleshoot, repair and rectify defects or faults which the Technicians/ Handymen are unable to solve.
• Assist in the recruitment or interview of Technicians / Handymen.
• Update, feedback and report daily to the Condo Manager important issues.
• Recommend and suggest preventive maintenance and repair works.
• Ensure compliance by subsidiary proprietors and occupiers on all in-house rules and government regulations.
• Call for quotations and advise on the selection of contractors.
• Establish and maintain good relationship with subsidiary proprietors and occupiers of the condominium.
• Liaise with security personnel and cleaners at all times on vandalism and damage to property.
• Control the use of common areas and facilities (Landscape areas, swimming pool, Jacuzzi gym, playground, sauna, intercom, guardhouse, BBQ pits, Tennis courts, squash courts, entrance carpark, rock wall at waterfall).
• Process renovation plans.

Requirements

• Diploma in Mechanical Engineering or Electrical Engineering, Building or Facilities or Estate Management or equivalent with 5 to 6 years of related hands-on post-graduate experience in Facilities Management
• Relevant experience in managing building, condominiums, hospitality, office or commercial building
• Good communication and interpersonal skills
