Job summary

LeapThought Asia PTE. LTD. is seeking a BIM Specialist/Manager to lead BIM strategy, model quality, and workflows across projects in Singapore. You will coordinate across disciplines, manage the Common Data Environment, and ensure ISO 19650 compliance.

You will mentor BIM coordinators and modellers, evaluate software, support tender processes, and drive continuous improvement with clients and contractors.

Qualifications

• Bachelor's degree in Architecture, Civil/Structural Engineering, Building Services, Construction Management, or a related field.
• 3–6 years of BIM management/coordination experience on design/construction projects.
• Experience managing BIM processes on medium to large-scale projects.
• Familiarity with Singapore codes and regulatory BIM requirements is preferred.
• Relevant BIM certifications (Autodesk, ISO 19650, openBIM) are advantageous.

Responsibilities

• Develop, implement, and maintain the organisation's BIM standards, protocols, and templates per project requirements and ISO 19650.
• Lead BIM model development and coordination across disciplines, ensuring integration and clash detection.
• Manage the Common Data Environment (CDE) and ensure proper file structure and version control.
• Oversee BIM model QA/QC for accuracy, consistency, and compliance.
• Coordinate with project managers, design teams, and clients to define BIM deliverables and milestones (EIR).
• Provide training, mentoring, and technical support to BIM coordinators and modellers.
• Evaluate and recommend BIM software/tools to improve efficiency and outcomes.
• Support tender and proposal processes with BIM documentation and capability statements.
• Monitor industry trends and drive continuous BIM process improvements.
• Ensure knowledge of regulatory BIM requirements and building codes in Singapore.

Job Summary

The BIM Specialist/Manager leads the implementation, management, and consulting on Building Information Modelling (BIM) processes, standards, and technology across projects. This role is responsible for driving BIM strategy, ensuring model quality, consistency, compliance, and supporting project delivery through effective use of BIM tools and workflows. The BIM Specialist/Manager acts as the key point of contact for BIM-related matters with clients, consultants, and contractors.

Key Responsibilities

• Develop, implement, and maintain the organisation's standards, protocols, and templates with reference to project/client requirements and inline with ISO 19650.
• Lead BIM model development and coordination across architectural, structural, MEP, and other disciplines, ensuring model integration and clash detection are carried out effectively.
• Manage the Common Data Environment (CDE) and ensure proper file structure, naming conventions, and version control.
• Oversee the production and quality assurance of BIM models to ensure accuracy, consistency, and compliance.
• Coordinate with project managers, design teams, and clients to define BIM deliverables, milestones, and information requirements (EIR).
• Provide training, mentoring, and technical support to BIM coordinators, modellers, and overall project teams on BIM software and workflows.
• Evaluate and recommend BIM software, tools, and technologies to improve efficiency and project outcomes.
• Support tender and proposal processes by preparing BIM-related documentation and capability statements.
• Monitor industry trends, standards, and best practices, and drive continuous improvement of BIM processes within the organization.
• Possess knowledge related to project and regulatory BIM requirements, including familiarity with Singapore's regulatory authorities code of compliance and applicable building codes.

Qualifications & Experience

• Bachelor's degree in Architecture, Civil/Structural Engineering, Building Services, Construction Management, or a related field.
• Minimum 3-6 years of relevant experience in BIM management, coordination, or a related design/construction role.
• Proven experience managing BIM processes on medium to large-scale projects is a plus
• Candidates with relevant experience on regulatory BIM Processes ,familiarity with Singapore's regulatory authorities code of compliance and building codes will be preferred.
• Relevant BIM certifications (e.g., Autodesk Certified Professional, ISO 19650 certification, buildingSMART/openBIM certification) are an advantage.

Skills & Competencies

• Proficiency in BIM authoring, coordination, and visual programming software: Revit, ArchiCAD, Navisworks, AutoCAD, Autodesk Construction Cloud (ACC), Dynamo, and Grasshopper.
• Proficiency in Solibri or similar tools including experience configuring, running, validating, triaging rule-based model validation is a plus.
• Strong understanding of ISO 19650 and BIM standards, protocols, and workflows.
• Strong working knowledge of the IFC (Industry Foundation Classes) schema and its buildingSMART International (BSI)implementation , including IFC data structures, Model View Definitions (MVDs),and open BIM data exchange standards.
• Working knowledge of Singapore's BIM, construction regulatory requirements and submission processes.
• Excellent knowledge of construction documentation, detailing, and multi disciplinary coordination.
• Effective communication and stakeholder management skills, able to liaise confidently with clients and consultants.
• Good organizational and project management skills, with the ability to manage multiple projects simultaneously.
• Familiarity with programming/scripting (e.g., Python) for further automation and computational design is a plus.
