Job summary

Perennial Holdings Private Limited is seeking a hands-on Asset Manager within the Investment, Asset & Development Management function for the Singapore portfolio. You will drive day-to-day asset management across assets and support value-creation initiatives with the broader team.

Reporting to the Head of IADM, the role covers asset repositioning, investment, divestment and transaction activities, working closely with tenants, operators, and external partners to maximize returns and manage risk.

Qualifications

• Bachelor’s degree in business, Real Estate, Finance, or related discipline.
• 5 to 8 years of relevant experience in real estate asset management or investing.
• Strong financial modeling and analytical skills.
• Working knowledge of the Singapore real estate market.
• Strong written and verbal communication skills.
• Experience with asset repositioning or value-creation is a plus.

Responsibilities

• Drive the day-to-day asset management for assigned assets across the Singapore portfolio.
• Develop and execute asset management strategies to enhance portfolio performance and asset value.
• Prepare annual business plans and budgets with KPIs, value-creation initiatives, and capex requirements.
• Monitor operating and financial performance, budgeting, forecasting, variance analysis, and reporting.
• Coordinate with Property Management and Leasing/Marketing teams on tenant strategy, revenue optimization, and capex planning.
• Support repositioning of flagship lifestyle and hospitality assets.
